RENTAL AGREEMENT

This rental agreement is made and executed on this 6 th day of


November 2019 by and between:

Mrs. D. Manjula, wife of B. Sethuraman, aged about 71 years, residing at


No.5, 14th Street, Balaji Nagar, Anakaputhur, Chennai-600 070, hereinafter
called the ‘OWNER’ OR THE Party of First Part.

And

Mr.M.Rajakaleeswaran, Aged 28 Years residing at Plot No:218, II


Floor, 4th Cross Street, Metrostar city, Manikandan nagar, Kundrathur,
Chennai 600 069, hereinafter called the ‘Tenant’ of the Second Part.
owner of property Plot No. 448, Sri Metha Nagar, Survey No 85, Kundrathur
Village, Chennai 600 069, the owner has decided to let out the same to the
said tenant under the following terms and conditions.

Conditions of Agreement Are As Follows:

1. This rental agreement is for a period of 11 months with effect from 1 st


November 2019.
2. The First Party herein Let the premises to Second Part only for
purpose of residency not for any commercial act.
3. The Tenant shall pay rent Rs 5200/- (Five Thousand Two Hundred
Only) on or before 10th of every succeeding month.
4. The Tenant has paid Rs 25000/- (Twenty Five Thousands only) as
advance and security deposit to Owner, which sum the owner hereby
acknowledges. The said sum carrying no interest, but refundable to
the tenant at the time of vacating the scheduled premises after
deducting any arrears in rent, electricity bills, breakages, cleaning and
painting charges.
5. The Tenant shall bear and pay the electricity consumed to the TNEB
as per their monthly bill and other utility charges.
6. The Tenant shall pay the monthly maintenance bill whatever the
apartment society charges. The maintenance bill would cover water,
common electricity bill and common area maintenance.
7. In case the Tenant wants to vacate the premises before the period
available to them, they should give One month notice, in writing, or
one month rent in lieu of the notice period. The OWNER also shall give
one month notice to the Tenant for terminating the Lease period.
8. The OWNER and Tenant on mutual agreement can renew this
Agreement for a further period of 11 month. In such event the Tenant
shall pay and enhance the rent by 10% upon renewal of this
agreement.
9. The Tenant shall not have any right to claim deduction of rent from
the security deposit amount. On the other hand the Tenant shall keep
paying the rent as agreed.
10. The owner shall have the right to terminate the tenancy if the tenant
fails to pay the rent regularly for a consecutive period of two months
or commits breach of any of the terms herein and taken possession of
the tenancy.
11. The Tenant agrees not to sub-let or under-let the schedule premises in
whole or part to any third person/party.
12. The Tenant shall keep and maintain the schedule premises clean and
in good condition, if any damage shall be borne by the Tenant same
will be deducted from the security deposit.
13. At the time of vacating the schedule premises, half month rent will be
deducted towards painting charges of the scheduled premises.
14. The tenant shall use the premises only for above said purpose and
shall not use it for any offensive and other than residential purpose
and shall not without the written consent of the owner.
15. The owner shall allow the tenant the peaceful possession and
enjoyment of the premises during the tenancy period the tenant acts
up to the terms of this agreement.

In witnesses whereof the Tennant and the Owner have signed the deed of
rental agreement on the day month and year above written.
