RENTAL AGREEMENT

This Rental Agreement is executed at Chennai on this 14th August


2023, between MR. P. Ramanathan, S/o. Mr.R. PAdmanabhan aged
about 58 Years, residing at B1k Simei St 1, 07-08 Melville park
Singapore 529947.

Hereinafter called the Owner which term shall mean and include
wherever the context so requires or permits his heirs, legal
representatives, executors,administrators, nominees and assigns of
the ONE PART.

And

T.DINESH KUMAR #5 Poonthottam 3th Street, Pazhavanthangal,


Chennai-114.

Here in after called the “TENANT” which term shall mean and include
wherever the context so requires or permits his heirs, legal
representatives, executors, administrators, nominees and assigns of
the OTHER PART.

The terms OWNER and TENANT wherever they occur herein if the
context allows shall mean and include their respective heirs,
executors, administrators, legal representatives, successors and
assigns.

The owner is the absolute owner of the premises at No1 1st floor,
Poonthottam, 2rd street, Pazhavanthangal, Chennai 600114.
Whereas the TENANT requested the Owner to grant for rent of the
part of the schedule property for his residential purpose for a period
of 11 months and the Owner agreed for the same on the following
terms and conditions and more fully described in the Scheduled
property.

The Owner also agreed to let out the schedule mentioned


property from for period of 11 months to be occupied for residential
purpose.

NOW THIS RENTAL AGREEMENT WITNESETH AS FOLOWS:

1. The rent for the premises Rs. 8000/- (Rupees eight thousand
only) per month to the owner on or before 5th of every
succeeding month.

2. The Electricity Consumption charges and water charges shall


be payble by the Tenant separately. If any default and
additional cost to be on tenants account.

3. Rent amount should be paid to the Owner, on or before the


5th of every English Calendar month.

4. The premises shall be taken for rent by tenant for residential


purpose only.

5. The Tenant had paid a sum of Rs. 40,000/- (Rupees fourty


thousand only) paid by way of online transfer as an advance
to the Owner, the said amount shall be refundable to the
Tenant without interest, at the time of vacating and
delivering vacant possession of the premises, after deducting
or adjusting any arrears of rents due by him and charges
equivalent to damage caused. This advance amount shall not
bear any interest whatsoever.
6. The Tenant shall use the house only for Residential purpose
and not for any other purpose.

7. The Tenant shall keep the premises rent out to him in good
TENANTABLE condition.

8. In case Tenant does not maintain rented premises in a good


manner then the Tenant has to vacate the premises
immediately.

9. The Tenant shall not sub let or in any other way part with
the possession of the said premises to any other party.

10. The Tenant shall not carry out any structural changes or
any alterations to the premises without the prior approval of
the Owner.

11. A notice of Three months on either side has to be given


for vacation of the said premises to vacate before the expiry
of the agreement.

12. On expiry of this agreement, the Tenant shall hand over


the possession of the said premises to the Owner.

13. If the Tenant fails to pay the rent for three continuous
months, then the agreement automatically expires and the
Tenant should vacate the house immediately without any
notice period.

14. The other party commits any damage to the premises


rented to him and damages are to be ascertained at the time
of handing over possession and shall be deducted from and
out of the said Security Deposit and the balance amount
shall be paid to the Second Party. Property shall be handed
over to owner in the same condition as at taken over
condition. If not has to restore to same condition as
takeover with full cost to tenant even if above deposit
amont.
