LEASE AGREEMENT

This lease agreement is made and executed on this the day of February, 2018
at Hyderabad by and between:

Mrs Manju Ladha W/o Arun Gopal Ladha, aged 49 years, Occ: Business, R/o
302, Lotus Lakeview Apartments, Somajiguda, Hyderabad

(hereinafter called as the lessor, of the First part).

And

Mr Siva Prasad Devalla S/o Sambasiva Rao Devalla, aged 40 years, R/o.
H.No. OMQ 16/03, Airforce Station Enclave, Sirsa, Haryana State-125 055, (Aadhar No.
8882 5911 4757).

(hereinafter called as the lessee, of the Second Part)

The expressions Lessor and Lessee shall mean and includes their respective legal heirs,
successors to their interest, assigness, etc).

Whereas the Lessor is the owner of Three Bedroom Independent House bearing
No. A-77, situated at Prakruthi Nivas, Annaram Village, Dundigal, Medak District,
admeasuring 1482 Sq.Ft.
And Whereas the Lessee herein have approached to the Lessor for
obtaining the above said premises on lease. And whereas the Lessors herein has agreed
to let out the same upon the following terms and conditions.

NOW THIS LEASE AGREEMENT WITNESSETH:

1. The Lease premium for the lease schedule premises is fixed at Rs. 10,500/-
(Rupees ten thousand five Hundred only) per month for the above referred
premises exclusive of electricity, maintenance and other charges to be paid by
the Lessee on or before 7th of every month in advance.

2. The Lease premises is provided with furniture, fixtures and fittings specified
in the Annexure attached to this indenture and are to be properly maintained
and kept intact conditions.

3. That the Lessee shall pay the electricity charges in respect of the schedule
premises and handover the Xerox copy of the receipt to the Lessor without
fail. It is also agreed between the parties that the Lessee shall also pay the
maintenance charges as fixed by the Lessor.

4. That the Lease period is for the period of 11 months with effect from 1st March,
2018 to 28th February, 2019 and the Lessee has to enhance the rents @ 5%
every year on the expiry of the every year on the then existing rents.

5. That the lessee has paid an amount of Rs. 21,000/- (Rupees Twenty one
thousand only) towards security deposit and is to be paid to the Lessee at the
time of handing over the possession of the lease hold premises after deduction
of dues if any.

6. The Lessee shall not sublet or part with the possession either whole or part of
schedule premises to any third party/parties.

7. The Lessee shall keep the schedule premises in neat and clean condition,
without affecting its material utility and shall not use it for any unlawful, illegal
or immoral purposes.

8. The Lessor or his nominee is at liberty to inspect the schedule premises during
all reasonable times and the lessee shall not object for it.

9. The Lessee is not entitled to make additions, alterations or constructions in the


schedule premises except interior work.

10. That the seals of electricity meters are intact condition and the Lessee shall not
damage the seal of the said meters and its service wire. Further the Lessee
shall not commit any theft or pilferage of electricity otherwise, the Lessee shall
be liable to face the prosecution and for the costs and consequences arising
thereof, he only shall be held responsible.

11. The Lessee has obtained the schedule premises for residence purpose only but
the lease shall not carry any trade or business in the said house.

12. The lease period can be terminated by giving two months’ notice in writing by
either side and in that event the lessee shall handover the peaceful possession
of the premises to the lessor in neat and clean condition along with fixtures
and fitting sand shall clear of the dues to which he is liable to pay for.
13. That the lessee has obtained the above said leased premises by making prior
inspection on the above agreed monthly lease amount, as per location and marked
value which is just and proper, as such the lessee shall not make any excuse or
plea for reducing of lease amount.

14. The lessee shall not store any heavy articles or explosives items, which are in
hazardous in nature and shall not carry any illegal act or business in the lease
premises.

15. The lessor is providing parking facilities for 1 four wheeler.

16. It is also agreed between the parties herein that if the lessee fails or defaults in
paying the lease premium consecutive for a period of two months the Lessor is
entitled for terminating this indenture without any prior notice.

17. In breach of any of the terms mentioned herein above by the Lessee the lease
shall automatically stands cancelled and the lessee shall vacate and hand
over the vacant and peaceful possession of the schedule premises to the Lessor.

LEASE SCHEDULE OF PREMISES

All that the part and parcel of the three bedroom house bearing No. A 77,
Prakruthi Nivas, situated at Annaram Village, Gram Panchayat, Jinnaram Mandal, Medak
District admeasuring 1482 Sq.Ft. 266 Sq. Yard and bounded by:

North : Plot No. A 76


South : Plot No. A 78
East : Plot No. A 99
West : 30 ft. wide road.
