RENTAL AGREEMNET

This AGREEMENT OF RENTAL exceuted at Chennai on 01.09.2021 BETWEEN Hema,


residing at Sri apparts, 4th link street, Ram Nagar, Madipakkam, chennai 600091
hereinafter referred to as the Landlord which expression shall wherever the context so
permits mean and include her heirs, executors, administrators, legal representatives
and assign of the ONE PART,
AND
Prathap Jeshurun P, aged about 30 years S/o Panneerselvam, residing at 332, N-Block,
24th Street, Annanagar East, Anna nagar East, Chennai 600 102, hereinafter referred to
as the TENANT which expression shall wherever the context so permits mean and
include her heirs, executors, administrators, legal representatives and assign of the
OTHER PART witnesseth:

WHEREAS the LANDLORD is the absolute owner of the property comprising the
residential situated at
Sri Appartments,
4th Link Street, Ram Nagar
Madipakkam, Chennai – 600091

More fully described in the attached SCHEDULE, hereinafter referred to as the


SCHEDULED PREMISES AND THE TENANT have agreed to take on RENTAL the
SCHEDULED PRESMISES for residential purpose only, on certain terms and conditions,
now it is good between the parties as follows

1. The RENTAL shall commence with effect from 09th October 2022 and shall be for
a period of 12 months (twelve) only for the further period by mutual agreement.

2. The TENANT during the term of the Rental pay the Landlord a monthly rent of
Rs.12,500/- (Rupees Twelve thousand only) for the scheduled premises, payable
at the beginning of every month for which it is due within 4th days

3. Rent for the first month i.e., October 2022 will be Rs 9,167 will have to be paid
within 4th of November 2022. Rest of the months follows normal monthly rent
payment of Rs 12,500 as mentioned above.

4. The apartment was fully cleaned & repainted before handing over the Key to
TENANT and the house has to be maintained in the same condition.

5. The house needs to be handover in the same condition as it was handed over in
October 2022, otherwise the TENANT has to bear the cost of clearing and
Repainting.
6. The TENANT have agreed to pay LANDLORD a sum of Rs. 60000/- (Rupees Sixty
Thousand Only) towards deposit which will be returned without interest within
two months of the termination of the Rental, after adjusting for arrears of
electricity and water supply charges, if any and cost of any damages caused to
the Scheduled Premises due to negligence of the TENANT.

7. Electricity charges will be paid by the TENANT Separately.

8. Apartment Maintenance will be paid by TENANT Separately, as of October 2022


it is 600 p/m.

9. The parties hitherto shall have the option to terminate this Rental by given two
Calendar month notice to the other in writing

10. The TENANT shall allow the LANDLORD or her authorised representative to
have access into the premises whenever necessary during reasonable hours in
the day time on due notice being given to the TENANT in order to examine the
state and condition of the demised premises

11. No Structural alteration of any kind to the demised premises or any part thereof
shall be carried out by the TENANT without Prior Permission in writing by the
Landlord.

12. The TENANT undertakes to maintain the Scheduled Premises in good condition,
reasonable wear and tear excepted. The TENANT shall be responsible for all
minor repairs and maintenance in the Scheduled Premises such as leaking,
faucets and blocked sewers within the premises and blown out electrical fuses
and lights and repairs to electrical equipment’s

13. The TENANT agrees not to sublet the scheduled premises or any part thereof.

14. The TENANT agrees to use the said premises strictly as a private residence only
and not to do or permit to be done the said premises any act or thing which may
be or may become a nuisance or annoyance to or in any way interfere with the
quiet or comfort of any other adjoining occupiers or to given reasonable cause
for complaint from occupants of neighboring premises and not to use the said
premises for any type of commercial unlawful or immoral activities.

15. The TENANT agrees not to hack any hotels, drive nails or cause or suffer
anything to be done that may affect or damage the tile, glass or wooden surface
work of the premises or the woodwork or fixtures therein.
16. The TENANT agrees to deliver possession of the scheduled premises on the
expiry of the period of the Rental Covered by this agreement in as good as
condition as it was when the TENANT obtained possession.

17. The TENANT paying the rent regularly shall peacefully hold and enjoy the
scheduled premises during the period of agreement without any interferences
from the LANDLORD or any person claiming through under or in trust for the
Landlord.

18. The TENANT will compulsory submit in address proof and Photo ID in the Police
Station

PRESENCE OF WITNESS ATTESTING HEREUNDER THE DAY, MONTH AND YEAR
HEREINABOVE WRITTEN.
