WHERE AS the House Owner is the absolute owner of the property comprising the residential at No:7/19A,
Orandiaman Kovil Street, Velachery, Chennai-42, more fully described in the Schedule hereunder (hereinafter
called the Demised Premises) and the TENANT has agreed to take on RENTAL the Demised Premises on the
following terms and conditions, now it is agreed between the parties as follows:

1. The RENTAL shall commence with effect from 01st day of October 2023 and shall be for a period of 11
months only for the further period by mutual agreement.
2. The Tenant will during the term of the Rental pay the House Owner a monthly Rent of Rs. 8,500/-
(Eight thousand five hundred rupees only) for the demised premises, payable at the end of every
month for which it is due within 05 days.
3. The Tenant has agreed to pay the House Owner a sum of Rs. 20,000/-(Twenty thousand rupees only)
towards Deposit which will be returned without interest within a month of the termination of the
Rental, after adjusting for arrears of electricity, if any and cost of any damages caused to the Demised
Premises due to negligence of the Tenant.
4. Electricity will be paid by the Tenant separately.
5. The parties hitherto shall have the option to terminate this rental by giving one calendar month notice
to the other in writing.
6. The Tenant shall allow the House owner or his authorized representative to have access into the
premises whenever necessary during reasonable hours in the day time on due notice being given to
the Tenant in order to examine the state and condition of the demised premises.
7. No structural alteration of any kind to the demised premises or any part thereof shall be carried out by
the Tenant WITHOUT PRIOR PERMISSION IN WRITING BY THE House Owner.
8. The Tenant undertakes to maintain the demised premises in good condition, reasonable wear and tear
expected. The Tenant shall be responsible for all minor repairs and maintenance in the demised
premises such as leaking faucets and blocked sewers within the premises and blown out electrical
fuses and lights and repairs to electrical equipment.
9. The Tenant agrees not to sublet the demised premises or any thereof.
10. The Tenant agrees to use the said premises strictly as a private residence only and not to do or permit
to be done upon the said premises any act or thing which may be or may become a nuisance or
annoyance to or in any way interfere with the quit or comfort of any other adjoining occupiers or to
give reasonable cause for complaint from the occupants of neighboring premises and not to use the
said premises for any type of commercial, unlawful or immoral activities.
11. The Tenant agrees not to hack any holes, drive nails or cause or suffer anything that may affect or
damage the tiled, glass or wooden surface work of the premises or the wooden or fixtures therein.
12. The Tenant paying the rent regularly shall peacefully hold and enjoy the demised premises during the
period of this AGREEMENT without any interference from the Landlord or any person claiming through
under or in trust for the House Owner.
