LEASE AGREEMENT

This LESSEE AGREEMENT EXECUTED at Chennai on this 22 nd of


December 2021 between:

Mr. C. Venkatesan, aged 50 years, S/o Mr. CHINNAKANNAN residing


at No. 50/24, Anbil Dharmalingam Street, Nehru Nagar Velachery, Chennai –
600 042. Hereinafter called the ‘HOUSE OWNER’ (Which terms shall mean and
include her heirs, executors, administrators, legal representatives and assigns) OF
THE ONE PART:
AND
Ms. M. MEENA DEVI, aged 31 years, ADHAAR CARD NO: 4223 5740
3679, W/o. MANTU DEVI, residing at Pipra, Gaya, Wazirganj, Bihar – 805 131.
Here in after called the TENANT. The OTHER PART

WHEREAS the LESSOR is the absolute owner in possession of the individual
house situated at Chennai, Second floor of No. 50/24, Anbil Dharmalingam
Street, Nehru Nagar Velachery, Chennai – 600 042.

Whereas the LESSEE approached the LESSOR and offered to take the demised
House on Lease for a period of 24 months commencing from 22 nd December 2021
and 21st December 2022, shall be renewed for the further period on mutual terms
and condition. Whereas the Lessor agreed to do so subject to terms and
conditions set our hereunder:

1. The rent payable for the period will be as follows:

From 22nd December 2021 to 21st December 2022.

LESSEE amount paid on 22nd December 2021 by cash The LESSEE has paid
the Security Deposit of Rs. 1,50,000/- (Rupees One Lakh and Fifty
Thousands Only), for the leased premises. Security Deposit will be
refunded by the Lessor on termination of the Lease/the date of handing
over vacant possession of the demised premises, after adjustment for the
arrears of rent, electricity and water charges if any and cost of any damage
caused to the demised premises due to negligence of the Lessee. Normal
wear and tear excepted.

2. On termination of the Lease, the Lessor and the Lessee shall carry out a joint
inspection of the demised premises before vacant possession is handed over
to the lessor for the purpose of ascertaining damage to the demised premises
if any. Normal wear and tear accepted. In the event, the Lessor claims for any
damages, the same shall be settled by mutual consent and adjusted from
Security Deposit as mentioned above.

3. The Lessee further covenant with the Lessor as follows:


a. Shall use the house only for residential purpose.

b. To carry out day to day routine maintenance

c. Not to sublet the house or any part thereof

d. To Surrender vacant possession of the demised house to the Lessor


in good condition subject to reasonable wear and tear.

e. Not to make any structural alterations or additions in or to the


demised House.

f. To pay consumption charges in respect of the demised House for


Electricity/Water to the concerned authorities on basis of their bills.

g. Shall not create any nuisance nor cause disturbance to other


occupants and the complaint against the Lesse from the majority of
the members of the Association shall be deemed to be violating this
agreement and Lessee shall be liable to be evicted.

4. The Lessor covenant with the Lessee as follows:

a. To pay all taxes, local rates and other charges levied or to be levied
by Government or local authority in respect of the demised House;

b. To permit the Lessee to install and to take away from the demised
house their own furniture, air conditioners, other appliances etc. in
installing or removing the said fixtures etc., the Lessee shall see that
no damage is done to structure of the building.

5. The LESSEE covenant with the Lessor that in case either of the party desires
that the agreement will be terminated during the period of lease, after giving
3 months notice by either party to this agreement.

6. The Lessee will pay any revision regarding maintenance charges.

7. The sole jurisdiction of all matter connected with the Lease agreement shall be
vested with the courts in Chennai City and the entire cause of action relating
to any dispute of the Lease agreement shall be deemed to have raised in
Chennai city only.

In Witness whereof this Lease Deed has been executed by the parties hereto at
Chennai, the day, month and year first above written.
