HOUSE LEASE AGREEMENT

This Lease Agreement is made and effective as of the XX th of April, 2022 By and between
Mr.Du, Yigang with Passport number ED9305355 Date to Expiry 8 Aug 2028 an
address at Jiangsu, Shianghai, Chiana (Hereinafter referred to as “Lessee”), and
Miss Bongotrat Sawaintara having and address at 4/20 Moo.3 Bangthalard,
Pakkret, Nonthaburi 11120 (Hereinafter referred to as “Lessor”) WHEREAS, the Lessor is
empowered to let on lease 4(four) Bedroom townhouse at 4/20 Vongdhavhi Garden,
Nichada Thani, Moo 3, Samakee Road, Bangthalard ,Pak kret, Nonthaburi Thailand
11120 (hereinafter referred to as the “Premises”), and WHEREAS, the Lessor desires to
lease and the Lessee desires to rent the Premises under the terms and conditions herein;
NOW THEREFORE, the Parties hereto mutually agree as follows;

1. RENT AND LEASE TERM


The Lessor agrees to lease and the Lessee agrees to rent the Premises with amenities as
per Attachment I for a period of ( 2 ) years, at the monthly price of 50,000 .- Baht (net to the
Lessor) commencing on the xx of April, 2022 and ending on xx day of April, 2024.

2. PAYMENT OF RENT
The Lessee shall make all payments of rent and security deposits to the Lessor hereunder
as follow;
2.1 The Lessee shall pay to the Lessor the equivalent of 2 (Two) month’s rent, being
100,000 Baht as Security Deposit on the ___ day of _______, 2022
2.2 The Lessee shall pay to the Lessor 1 (one) Month rent being 50,000 - Baht (net to the
Lessor) on the xx day of April, 2022 and thereafter every month in advance.
2.3 The Deposit shall be returned to the Lessee after the end of the Lease period or after the
termination of this Agreement, less any amount due to the Lessor for damages, penalty
or other such defaults. Upon the end of the lease period or termination of the agreement,
the Lessor agrees to return the deposit to the Lessee after electricity, telephone, internet,
water, gas, and any other bills for service charges are duly paid, otherwise the Lessor
has the right to deduct such costs from the deposit, as well as the costs of damages
(normal wear and tear excepted) to the Premises caused by the Lessee, those who
reside with the Lessee or any quests of the Lessee.

3. LESSOR’S COVENANTS AND AGREEMENTS
3.1.That the Lessor is empowered to let or lease the Premises and has the right without
restrictions to lease the Premises and has the power to fulfill all its obligations under this
Agreement. It is further specifically understood and agreed that the Lessor will require
and make Lessor’s successors, transferees or assignees in respect of the Premises to
be subject to the terms conditions and restrictions of this Agreement, but no transfer or
assignment shall relieve Lessor of these obligations under this agreement.
3.2.To pay all land and building taxes as well as any other form of tax or homeowners
association dues levied against the Premises and to pay all taxes and stamp duties to
which this Agreement or payment hereunder shall be subject to.
3.3.To effect and pay for all major repairs required in the Premises, such major repairs being
those repairs exceeding Baht 2,000 (Baht Two Thousand). In the case of emergency
or if the Lessor delays in making any repairs hereunder for more than -14- (fourteen)
days after notice from the Lessee, the Lessee may have repairs made and the Lessor
shall immediately reimburse the Lessee for the cost of same upon demand. Repairs due
to faulty or incomplete workmanship of original construction are the responsibility of
Lessor. The Lessor shall be responsible for all repairs to Air Conditioner(s), Automatic
hot water heater, cold water connections, air exhaust systems, waste drains, electrical
and connections. The pay for all major repairs as mentioned above does not include the
damage caused by the Lessee.
3.4.That the Lessee shall peacefully hold and enjoy the Premises and have unrestricted
access hereto during the term of the lease and any renewal thereof without any
interruption whatsoever.
3.5.That upon payment of rent by the Lessee, a receipt or acknowledgment cash or check
received shall be given to the Lessee for such payment according to the breakdown in
Clause 2.2
3.6.That the Lessor shall be responsible for procuring and maintaining at its own cost and
expense insurance to cover at replacement cost all damage or destruction caused to the
Premises in connection with fire or other casualty, excluding the Lessee’s property. The
Lessee shall at its own cost and expense insure all the Lessee’s belonging in the house.

4. LESSEE’S COVENANTS AND AGREEMENTS
The lessee hereby covenants and agrees:
4.1.Subject to article 3.3 hereof, to maintain the premises in good order and condition, wear
and tear caused by normal usage are exceptions.
4.2.To pay bills for electricity, water, gas, and telephone and internet in respect of the
Premises during the term of the lease and any renewal hereof.
4.3.To perform no act which may become a nuisance of interference with the quiet
enjoyment of neighboring premises by their occupants
4.4.Not to make any alterations or additions to the Premises without prior written consent
from the Lessor. Any alterations or additions, which are permanently fixed to the
Premises, shall immediately become the Property of the Lessor.
4.5.To permit the Lessor or any person designated by the Lessor to enter the Premises to
inspect, repair, renovate or replace any part thereof any reasonable time, upon receipt of
48 hours prior notice. Also, to allow the Lessor or any person designated by the Lessor
to show the Premises to prospective tenant(s) at any reasonable time during the last 60
days of the lease term, also on receipt of 48 hours notice.
4.6.To use the Premises for residential purposes only and in conformity with all applicable
laws, ordinance, rules and regulations of the Kingdom of Thailand and other
governmental authorities and in conformity with any covenants, conditions and
restrictions on the Premises arising from the Premises being part of the Miracle
residential community.
4.7.To be responsible and liable for any loss or damage to the Premises caused by the
Lessee, the Lessee’s family member(s), servant(s) and/or pets, except for normal wear
and tear.

5. TERMINATION
Upon the occurrence of any of the following events, the Lessee or his representative
have the right, but not the obligation, to terminate this Agreement in his sole discretion.
Following appropriate written notice delivered to the Lessor’s address stipulated herein.
5.1.If the Lessee dies, or if the Lessee is compelled to leave the Premises because of illness
for a period exceeding 120(One Hundred Twenty) consecutive days.
5.2.If the Premises at any time become uninhabitable for a period in excess of 60(sixty) days
for any reason, including without limitation due to condemnation, Appropriation, fire,
flood, storm, war or threat of war (weather declared or not), insurrection act of
vandalism, or civil commotion.

5.3.If the Lessor breaches any term or condition of this Agreement.
5.4.Should the lessee be compelled to leave Bangkok/ Nonthaburi area due to unforeseen
circumstances beyond the control of the Lessee or where the Lessee employer requires
the Lessee to permanently relocate outside of the area. This Agreement can be
terminated provided the Lessee gives the Owners at least 60(sixty) days prior notice in
writing. If the Lessee terminates this Agreement prior to the expiration without giving the
Lessor 60(sixty) days prior notice in writing, Then the Lessor will forfeit the entire
Security Deposit.

6. ASSIGNMENT
The Lessee shall have no right to sublet the Premises or assign any of its rights, duties
and obligations under this Agreement to any person without express written consent from
the Lessor.

7. RENEWAL
Upon giving the Lessor at least 2 (TWO) month’s prior notice in writing before the
expiration of the initial lease term, the Lessee shall have the option to renew said lease
term for a period of up to 1(one) year under the same terms and conditions herein
contained except for the rental price shall be re-negotiated.

8. NOTICE
All notices shall be delivered personally or sent by registered mail to the parties at their
respective addresses sent forth below, or to such other addresses as may be notified as
provided herein.

9. GOVERNING LAW
This Agreement shall be governed by and construed under the laws of Thailand.

IN WITNESS WHEREOF, the parties have signed their names below to indicate that they
have read, understood and agreed to the foregoing.
