LEASE AGREEMENT

Now therefore, the parties hereto agree as follows:
ARTICLE 1
SCOPE OF THE AGREEMENT
The Lessor hereby leases to the Lessee a villa (hereinafter called the house)
situated in ______BOLE_______ city ADDIS ABABA sub-City BOLE, kebele
_____House No. __NEW______ with furniture the list of which is attached with this
agreement.
ARTICLE 2
RENT PAYMENT
1. The monthly rent of the said house is 15,000 in ETB including any tax
shall be paid in cash. This rent fee shall not be changed during the whole
term of this rent contract.
2. The Lessee hereby agrees to pay the Lessor or to his designated agent
THREE months advance payment at the signing of this Agreement.
Hereinafter payment shall be made every THREE month in advance, by
cash or as may be agreed by both parties.
ARTICLE 3
HANDING OBVER OF THE HOUSE
1. The Lessee hereby declares that the lessee has taken possession of the
house and the furniture in the house in the conditions which is attached at
the end of this Agreement.
2. Upon termination of this Lease Agreement, the Lessee shall hand over the
house to the Lessor in the same condition (as per inventory) as when it was
delivered to him/her. In such case reasonable wear and tear should be
taken into consideration when ascertaining the good condition of the house.

3. The Lessor shall immediately take over the house upon the termination of
this agreement. Should the Lessor not take the delivery upon expiry of
this lease agreement, the Lessor not take the delivery upon expiry of this
lease agreement, the Lessee shall not be responsible for any damages,
payment of rent or other effects arising thereof.
4. In case of defect or damage caused to the house as a result o mishandling
by the Lessee, the Lessee shall rectify all such defects and make good the
damage at its own cost.
ARTICLE 4
USE OF THE HOUSE
1. The house described in article 1 shall be used for residential purposes only.
The Lessee shall not commit, nor shall permit to commit, any unlawful act
in the house.
2. The lessee shall not sub-deal the house rented or any part there-of.
3. The lessee shall not transfer the house to any other person or organization.
4. Subject to the terms and conditions of the Agreement, the duration of this
contract shall commence from __________ and end on ___________
ARTICLE 5
DUTIES OF THE LESSEE
1. a) The Lessee shall take care of the house as a bona fide family.
b) The Lessee shall not undertake any steps or cause any events to take
place, which may prejudice the rights and privileges of the Lessor.
2. The Lessee undertakes repairs at his expense for any damage to the house
occurred through the fault of the Lessee during the agreement period. He
shall not however be responsible for damage occasioned by old age, force
majeure or hidden defects.
3. The lessee will pay the utility bills of electricity and water which s/he has
used every month, if there are more lessees or the house owner using the
same utility, it will be shared amongst the users.
4. The Lessee shall maintain the garden with care. The lessee shall peacefully
and quietly hold the premises together with the necessary facilities thereto.
5. Any notice, request or communication given by the Lessee shall be in
writing and shall be forwarded to the Lessor or his Agent.
6. The Lessee will be responsible for any damage and/pr mission items of the
owner’s property.
ARTICLE 6
DUTIES OF THE LESSOR
1. The Lessor undertakes to repair the house or furniture when it is damaged
as a result of lod age or force majeure and hidden defects.
2. If the Lessor fails to carry out the necessary repairs and maintenance due
to old age or force majeure and hidden defects within 15 days after having
been served with a written notice, the Lessee may notify the Lessor in
writing and carry out the necessary repairs and maintenance work and
charge the expense to the Lessor.
3. Without prejudice to the rights of the Lessee, the Lessor or his
representative may visit and inspect the house only once within 3 months
during normal working hours by giving forty-eight hours prior notice to the
Lessee. However, such right shall not interfere with the privacy of the
lessee.
4. Without prejudice to the rights of the Lessee or provisions under sub
paragraph 2 or this article, the Lessor shall not pay for repairs done by a
third party upon authorization of the Lessee unless the Lessor has given
prior approval.
5. The Lessor accepts full and sole responsibility for payment of all taxes or
any other charge of a public nature excluding electricity and water bills
during the contract period. All the bills not listed in this contract will totally
be paid by the lessor.
6. The Lessor shall carry out when necessary reasonable maintenance as a
result of old ages, force majeure, or hidden detects or normal wear and
tear.
ARTICLE 7
MODIFICATION, ALTERATION, ADDITION AND SIGNS
1. The Lessee shall not modify, alter or make addition to the house or affix a
sign unless he gets prior written approval from the Lessor. The Lessor
therefore shall not pay, nor allow the expense be deducted from the rent for
any modification, alteration or addition made by the Lessee in the absence
of the Lessor’s prior written approval.
2. For any modification alteration or addition that the Lessee requests, the
Lessor gives approval provided what is requested shall not affect the
aesthetic beauty of the house and the laws and regulation of the country.
3. If required by the Lessor, the Lessee shall restore the premises to the same
condition as existing at the date of occupation provided that the Lessee
receives notice from the Lessor to the effect 30(thirty) days prior to the
termination of this lease.
ARTICLE 8
TRANSFER OF THE HOUSE
1. The lessee shall at no time transfer the house to any other person or
organization. However when the Lessee is leaving the country for reasons
related to the job or any other personal reasons or forced majeure transfer
or lease by the Lessee or reimbursement of the paid rent fee shall be
allowed.
2. Upon termination of the contract, the Lessee shall hand over the house to
the Lessee or his representative in the same condition as received.
However, the Lessee shall not be held responsible for damage occasioned
by old age or force majeure, hidden defects, nor shall he/she be held
responsible for the wear and tear including the painting of the house.
ARTICLE 9
DURATION, RENEWAL OR TERMINATION OF THE LEASE AGREEMENT
1. The duration of this Agreement shall be for _____________ year beginning
from the effective date of this contract but the lessee or the lessor can
terminate the contract by giving one month advance notice, any unutilized
rent fee shall be refunded to the lessee.
2. The two contracting parties can expiry of the one year period.
ARTICLE 10
DISPOUTES
1. The Lessor and the Lessee fully agree to the terms and conditions outlined
above. However. Should any dispute arise as to the interpretation of or any
other issue relating to this agreement, the said dispute shall be amicably
settled.
2. If the dispute is not amicably settled, it shall be referred to a conciliatory
body consisting of two persons from each party for settlement.
3. Failure to resolve the dispute as hereunder, the case shall be settled
through the Federal or regional courts of Ethiopia. The validity,
interpretation and implantation of this agreement shall be governed by the
civil code of Ethiopia.
ARTICLE 11
MISCELLAEOUS PROVISIONS
1. This Agreement may be revised in writing only.
2. The Agreement shall take effect as of ________________
3. This agreement shall be prepared in two copies: one to be kept by the
Lessee and the second to be kept by the Lessor.
Ethiopian Civil Code 1889/1891/1892 and agreement will be remaining binding.
