LEASE AGREEMENT

This Lease Agreement is made at Bahawalpur on this 1st Day of June 2023 between Mr. Maqsood Ahmad S/O
Raheem Bux CNIC# 31202-0311117-9 resident of haldar wali gali,mohalla islam nagr near by majid
Ghosia,badar Shair, Bahawalpur ,(here in after called the LESSOR) of the one part,
And
Helping Hand for Relief and Development (hereinafter referred to as HHRD) having its office HHRD Plaza,
Plot No.01, Bazar No.07, Street No.98, Umer Market, G-10/4 Islamabad. Here in after called the “LESSEE
“which expression shall where ever the context so permits or requires mean and include its successors-in-interest
and assigns, through its authorized representative,
Mr. Hafeez Ur Rehman S/O Muhammad Aziz Ur Rehman CNIC# 31202-5700843-7 resident of Tibba Badar
Shair, Mohalla Islam Nagar, Bahawalpur the other part, whereby agreed as under:
WHEREAS the Lessor is absolute owner in possession of (described the Address of the Property/office) and has
agreed to rent out the said house Opposite Ghosia Mosque, Hawaldar Street, Badar Shair, Bahawalpur of
here in after called the “SAID Premises”) to the Lessee and the Lessee has also agreed to take this lease on the
following terms and conditions.
That the period of this lease has been fixed for initial period of One YEAR, with effect from _1st June , 2023
to 31st May , 2024.
THAT the yearly basic rent shall be increased as par law on expiry of each year.
THAT the monthly rent of the said premises has been fixed at Rs 25410/-
(Twenty-five thousand four hundred and ten rupees) for above said period of lease.
THAT after the expiry of One (01) YEAR, the parties may renew the tenancy through mutual understanding ,
otherwise the tenancy shall automatically become terminated and the lessee shall vacate the premises and hand
over its possession to the Lessor accordingly in same conditions.

THE LESSOR HERE BY CONVENANTS WITH THE LESSEEAS FOLLOWS:


1. THAT the Lessee is a not for profit organization and Lessor has no objection on rented premises used
for office purpose.
2. THAT the Lessor shall pay all taxes and other charges existing or to be assessed against the leased
premises, except future water, telephone, electricity and gas consumption charges and withholding
income tax which shall be paid by the lessee.
3. THAT if the Lessor want to get vacated the said premises, then the Lessor will serve (1) One month
notice to the Lessee and the Lessee will be responsible to hand over its peaceful possession of the said
premises to the Lessor.
4. THAT if the Lessee wants to install telephone connection in the said premises at his/her/their/its own
cost and expenses, then the Lessor will have no objection, the telephone bill will be paid by the Lessee.

THE LESSEE HEREBY CONVENANTS WITH THE LESSOR AS FOLLOWS:
1. THAT during the period of Lease, the Lease shall pay the charges of electricity, Sui gas, water and
telephone of the said premises. The Lessee will be responsible to show the receipts of all paid bills i.e
electricity, water, Sui gas and telephone to the Lessor after every two months.
2. THAT the Lessee shall not to demolish or damage the premises or remove any installation during the
said period of lease, nor shall the Lessee without the prior consent of the Lessor, make any structural
alterations or additions to the premises.
3. THAT the Lessee shall permit to the Lessor or his/her/their/its agent to inspect the premises at any
reasonable time of the day on prior notice.
4. THAT the Lessee shall keep and maintain the said premises its fixture, fittings and electrical
installations good or de and condition, to look after the premises with responsible care and caution and
be responsible for any damage caused by the Lessee of his/her/their/its servants, except that due to
normal wear and tear. Lessee will be responsible to hand over the said premises in same condition as it
is, if any type of damage or misused occurs caused by the Lessee or his/her/their/its servants, Lessee
will be responsible to pay for that damage or misused immediately or at the time of vacation of said
premises.
5. THAT the Lessee shall carry out all type of repairs to the said premises, its fixtures, fitting and
electrical installations.
6. THAT the Lessee shall not assign or sublet the said premises to anyone else without the written consent
of the Lessor. The Lessee is not allowed to give the said premises or any part thereof to anybody else,
against any good will/ pagri.
7. THAT if the Lessee wishes to vacate the said premises, then the Lessee will serve one month Notice
to the Lessor.
8. HATT not to conduct activity in violation of laws of Pakistan.
9. THAT in case the Lessor wants to dispose off / sell the said premises, the Lessee will have no objection
to this deal with any party as selected by the Lessor and that the lessee will have no objection to
execute fresh lease agreement with the new Lessor on the same terms and conditions for the remaining
period of the Lease.
10.THATin case of the above mentioned clauses are violated by the Lessee the Lessor shall have the full
right to put an end to this agreement and ask the Lessee to vacate the said premises and in this case the
Lessee will be responsible to handover its peaceful possession to the Lessor with in fifteen days.
