RENTAL AGREEMENT

This Rent agreement is made Noida at on 5th August 2021 between :

ShikhaJain, W/o Amit Kumar Jain R/o Peer wali gali, A56, Kotla village, mayur Vihar, Phase 2, new
Delhi, 110091
,Hereinafter called the LESSOR (Which expression shall unless excluded by or repugnant to the context
include his/her legal heirs, successors, executors, administrates, legal representatives, and assignees)
of the ONE PART.
AND
Abhishek Kumar S/o Bijay Kumar Singh S/o 31 Teh Gogri, Jamalpur, pasraha, dist- khagaria, Bihar,
851212.

Hereinafter called the LESSEE (which expression shall include his successors, executors, administrators,
and assignees) of the OTHER PART.
The expression of the First Party and Second Party shall mean and include unless repugnant, their
respective legal heirs, executor, representative, nominees, and assignees, etc. respectively. A part of
bearing property Rented Property situated at C 1102, ajnara le garden, near ek Murthi chawk, Noida
Extension, 201306 Monthly rent of Rs 10,500 /- per month besides the charge of electricity,
maintenance and water as per the electricity company and water board per month, (Which shall be
paid by the tenant beside rent ) to the landlord/owner according to the following terms and
Conditions.

NOW THEREFORE THIS DEED WITNESSETH BY AND BETWEEN THE PARTIES IS AS UNDER

1. Rent Period: That the “Demised Premises” shall be leased out by the LESSOR to the LESSEE for
a period of 11 months commencing from 01/07/2021, for the House ONLY, and not for any
other use.
2. Rental: That the tenant shall pay the fixed monthly rent to the landlord and the tenant will pay
rent on or before 7th day of every month to the owner.
3. Security Deposit: The LESSEE had paid an advance deposit of Rs. 10,500 /- to will be paid
towards an interest-free refundable security deposit. This amount shall be held by LESSOR till
the expiry of the lease period and refundable against the vacant possession of the property
after deducting all dues on account of arrears of lease rent, electricity, telephone, water
charges, maintenance bills, etc.
4. That at the LESSEE shall pay an electricity bill, according to the bills received / meter reading
for the consumption of the same during the period of the lease and shall handover the original
receipts of the bills duly acknowledged by appropriate authorities to the LESSOR. Failure to
which he/shall/they shall be liable for all the penalties/consequences arising in lieu of
his/her/their default.
5. That the LESSEE shall not carry out any structural additions or alterations, internal or external
to the Demised Premises. Wherever the LESSE installs domestic electrical appliances, he shall
do so at its own cost, which shall be removed and taken by the LESSEE at the expiry or earlier
termination of his Agreement, without, in any manner, causing any damage or destruction to
any part of the Demised Premises.
6. That the LESSEE has at the time of occupation, ensured that all the sanitary, electrical and
other fittings are in perfect working order and nothing is broken or missing. The LESSEE shall
be responsible to restore them in the same condition (normal wear and tear excepted) and in
perfect working order at the time of vacation of the demised premises.
7. The day to day repairs such as fuses leakage, water taps, electrical fitting, etc. and
maintenance of electricity/sanitary and all other fittings and fixtures shall be carried out by the
LESSEE at his/her/their own cost and expense. However, any major repairs such as brokerage
busting of main supply sanitary pipes, structural cracks in construction shall be the
responsibility of the LESSOR
8. That the LESSEE shall not sublet, assign or otherwise part with neither possession of the
demised premises or any part thereof to anyone else nor will it let in or induct or allow the use
of the demised premises by any other person or party.
9. That tenant shall not make any additions, Alteration or construction in the said rented
premises which shall cause to be damage to the structure of whole building, as well as tenant,
shall have no concern with other portion of the said the whole building except the rented
premises.
10. The LESSE shall provide beforehand all necessary information to LESSOR for police verification
report in respect of all the persons mentioned in this agreement. Any change/addition of the
persons during the LESSE period will make this agreement void.
11. All rates, taxes, and another outgoing on account of taxes and levies municipal or otherwise
with respect to the said premises shall be paid by the LESSOR.
12. That the tenant shall have no concern any other portion of the entire building and the tenant
will not keep any dangerous or harmful materials in the above premises in any manner.
13. That both the parties shall be bound with the terms and conditions of this rent agreement
regarding the said premises.
14. The legal heirs and successors of both the parties shall be bound with terms conditions of this
rent deed in all respect.
15. What if the tenant desirous to vacate the said premises, before eleven months period, then he
will serve one month’s notice in writing to the Landlord and if the Landlord desirous to evict
the Tenant from the premises before Eleven Months, then he will also serve one month’s
notice in writing to the tenant in this regards.
16. That the said owner or his family members shall have full right to inspect the rented premises
at any reasonable time, the tenant shall have no objection for the same.
17. That before the expiry of the present lease, the same can be renewed at the discretion of the
LESSOR for a future period of Eleven Months on the terms and conditions as may be mutually
agreeable as a market value between both the parties OR with a 0% increase on preceding
rent.
18. That the LESSOR shall at all times have free and un-obstructive access to the Demised Premises
for the inspection and to carry out repairs at mutually agreed date and time during the day in
presence of the LESSEE, with a prior telephone call/intimation. LESSEE however will observe
the availability and decorum of LESSOR.
19. That the tenant shall have no concern with roofs of said floor or any other portion of the entire
building and the tenant shall not do any commitment against the law & regulation of Govt
/MCD /Society / Local Authority in all manners.
20. The LESSOR shall not be responsible for any theft, loss, damage, or destruction of any property
of the LESSEE and not for any bodily injury to anyone during the occupancy of the leased
premises for any causes whatsoever and will observe the decorum of the LESSEE.
21. That the jurisdiction of this agreement for the purpose of filling any suit shall only be at Noida,
Courts.
