RENT AGREEMENT

This deed/agreement of rent is executed at Delhi on this …….. day of January,


2022 BETWEEN Shri Vijay Kumar S/o Shri Mehar Singh &Neetu wife of Shri
Vijay Kumar presently residing at A-132/2 New Basti Kondli delhi 110096 ,
hereinafter called the Lessor/Landlord (which expression shall mean and include
all his legal heirs, successors, legal representatives/nominees and assigns of the one
part)
AND Smt.Akshay Anand Kushwaha S/O-Devesh Anand R/O- Flats No-9A
Pocket-B4, Mayur Vihar Phase III, Delhi - 110096 hereinafter called the
lessee/tenant (which expression shall mean and include all his legal heirs,
successors, legal representatives and assignee of the other part).

Whereas the Lessor is the owner and Landlord of the Flat No.81A, Pocket 6, DDA
M.I.G. Flats, Mayur Vihar, Phase-III, Delhi - 110096 comprising of two bedrooms,
one drawing cum dining room/hall, one kitchen, two latrines and bath rooms and
open balcony (hereinafter called the said property).

And whereas the lessee/tenant Shri Vijay Kumar. has approached the Lessor for
lease/tenancy of the said property to her and the Lessor has agreed to lease/rent the
said property to the Lessee on the terms and conditions mentioned herein.

And whereas the lessor has agreed to give the above said property on rent/lease to
the above said lessee for a period of eleven months and the lessee has agreed to
take the above said property on lease for a period of eleven months commencing
w.e.f. 1st December, 2020 and the Lessee has been inducted as Tenant in the said
property subject to the terms and conditions mentioned herein.
NOW THIS RENT DEED WITNESSETH AS UNDER:

1. That the lessee shall pay agreed monthly rent of Rs.18,000/- (Rupees
Eighteen Thousand only) to the lessor on or before 15 th day of each English
calendar month, failing which the lease shall be terminated.

2. That the lease period is of eleven months commencing with effect from 15th
january, 2022 and will came to an end on 14 December , 2022.

3. That the lease shall come to an end by efflux of time on completion of


eleven months i.e. on 14th December , 2022. The parties to this agreement
however, may mutually agree to renew this lease for another period of
eleven months on expiry of the initial lease period of eleven months subject
to execution of fresh lease deed on the same terms and conditions with
enhanced monthly rent @ 10% on the last paid rent. The lessee shall give a
registered written notice expressing his unequivocal intention for renewal of
the lease at least one month prior to the expiry of the initial eleven months
lease period, failing which the lessee shall not entitled to seek renewal of
this lease.

4. That the lessee shall not sublet or part with the said property either in whole
or in part to anyone else in any manner.

5. That the lessee shall not make any unauthorized change/addition/


modification or alteration in the said property.
6. That the lessee shall allow the lessor or his authorized
agent/workmen/representatives to enter upon the said property for inspection
of the said property or for repair/renovation work at any reasonable time
without any prior notice.

7. That the lessee shall use and occupy the said property for residential purpose
only.

8. That the lessee shall not create any nuisance or annoyance to the other
occupants of the building/block/neighbours and no activity against the law
of the land and rules/regulations of the RWA shall be carried on from the
said property.

9. That the lessee shall not store hazardous/explosives/inflammable articles/


items in the said property, which are prohibited in law.

10. That the day to day repair such as fuses of bulbs, tube lights, or other
electrical or electronic problems/issues and general maintenance or
bathroom fittings or sanitary repairs shall be done only by the lessee at his
own cost and arrangement.

11. That the lessee has inspected all the electrical, bathroom fittings, latches,
locks and sanitary fittings and have found in working order/condition. The
lessee shall handover back to the lessor all fittings and fixtures intact, and in
working order at the time of handing over the said property back to the
Lessor. Necessary whitewash/paints/distemper has been done by the Lessor
before handing over the said property to the lessee and no further
distemper/whitewash/paint is needed during the lease period.
12. That the lessee shall comply with all the rules and regulations of the local
authorities/RWA of Pocket 6, Mayur Vihar, Phase 3, Delhi in relation to the
said property and the lessee shall not carry out any activity, which is
prohibited in law or by the RWA. The lessee will get the police verification
done from the local Police Station at his own as per the requirements of the
local police station/authority concerned and the lessee shall be exclusively
responsible for this.

13. That if the lessee does not vacate the said property in time on completion of
the lease period or on the asking of the Lessor before completion of the lease
period on termination of the lease then the lessee shall be liable to pay
Rs.1,000/- (Rupees One Thousand only) per day as occupancy charges till
actual physical vacant peaceful delivery of the said property to the Lessor.
Apart from the said occupancy charges, the lessee will be liable to pay all
dues, electricity, water and maintenance charges to the RWA till delivery of
the vacant possession to the Lessor.

14. That the lessee will regularly pay on time all electricity charges, water
charges and IGL charges/cooking gas supply charges directly to the
concerned authorities/local body/corporation as per their bill/invoice etc.
raised from time-to-time till the Lessee remains in occupation of the said
property. Lessee shall handover all the bills/invoices alongwith the payment
receipts to the Lessor time-to-time or as per the request made by the Lessor.
Payment of the property tax will be liability of the Lessor.

15. That the Lessee shall maintain the said property in proper hygienic and
sanitized condition and use the said property prudently and without causing
any damage/injury to the said property or any part thereof, and if any
damage/injury of whatsoever nature is caused to the property or to any part
thereof or to any of the fixtures and fittings/furnishing/accessories, the lessee
shall at own costs and expenses repair and restore the same to its original
conditions, failing which the Lessor shall be entitled to recover all the
damages/injury from the interest free security deposit. The amount towards
damage/injury determined, specified and demanded by the Lessor shall be
payable to the Lessor without any protest/demur/pre-condition. In case the
determined damage amount exceeds from the security deposit amount then
the entire exceeded amount shall be payable by the Lessee.

16. That the lessee shall given one month prior written notice by registered post
or by hand to the lessor, if the lessee decides to vacate the said property
before expiry of the eleven months lease period.

17. That notwithstanding the terms and conditions of this lease deed, the Lessor
shall be entitled to and can evict the Lessee before expiry of the lease period
at any time without assigning any reason and the Lessee has agreed to
handover actual physical peaceful vacant possession of the said property in
the original condition to the Lessor within the time specified by the Lessor.

18. That the lessee exclusively shall bear entire cost and expenses towards
registration of this lease agreement including payment of the stamp duty.

19. That the lessee shall pay/deposit interest free security amount of Rs.18,000/-
(Rupees Seventeen Thousand only) to the lessor either by cheque/demand
draft/electronic fund transfer before14th January. The lessor can and shall
be entitled to recover/adjust all dues/demands/damages/injury from the said
security deposit. The interest free security amount is refundable to the lessee
subject to payment/clearance /adjustment of all dues/damages/ demands.
In witnesses whereof both the parties have set their respective hands on this
lease agreement on the day, month and year first above written above in the
