RENTAL AGREEMENT

This Rental Agreement is made and executed on this the 07th day of September,
2019 at Hyderabad by and between:-

Mr.ADURI PRAKASH REDDY S/O .ADURU THOMAS REDDY aged about 54


years residing at H.NO:23-6-253/A/2,New Syampet,Huda Road,Hanmakonda,
Warangal ,Telangana.
Hereinafter Called the “OWNER”
AND

M/s. METROMARTIN GENERAL ENINEERING (PARTNERSHIP FIRM),


represented by partner Mr. ADURI SHARATCHANDRA S/O Mr.ADURI PRAKASH
REDDY aged about 30 years residing at H.NO:23-6-253/A/2,New Syampet,Huda
Road, Hanmakonda ,Warangal ,Telangana.
Hereinafter Called the “TENANT”

The expressions of the OWNER and the TENANTS shall mean and include all their
heirs, executors, administrators, legal representatives, nominees, assignees etc.

Whereas the Owner is the sole and absolute Owner and peaceful possessor of the
MetroMartin HQ,2nd Floor, Beside Banglow No.220,Silver oak Banglow , Chinna
cherlapally ,Medchal-Malkajgiri dist-501301.
{Hereinafter Called the Schedule Property}. The TENANT approached and requested the
OWNER to let out the above said Schedule property on monthly rent of Rs.12,000/- (Rupees
Twelve Thousand only) for the purpose of “business”. The OWNER agreed to let out the
same upon the terms and conditions mutually agreed among the parties as follows:
NOW THIS RENTAL AGREEMENT WITNESSETH AS UNDER:

1. That the monthly rent is Rs. 12,000/- (Rupees Twelve Thousand only)for the above said
premises will be paid before 1ts day of every month, in advance to the applicable month.
2. That the premises shall be let out on monthly rent basis to the TENANT for a period of
Five Years, Which is the commencing from the 07thday of September, 2019.
3. The Tenant agreed to pay Rs.50,000/- (Rupees Fifty Thousand Only) by Cash, towards
advance as security deposit, interest free deposit, which will be refundable at the time of
vacating the premises and after settling the accounts on handing over the Premises in a
good dwelling condition without any change.
4. The TENANT shall not make any alterations or addition or repairs to the said premises
without prior permission of the OWNER.
5. That the Tenant shall not use the rented premises for any illegal activity or any immoral
activity shall not commit any act which may cause nuisance or noise pollution to the
neighbors or shall not store anything which is prohibited under law of the State and
Central Government
6. The TENANT shall permit the owner to inspect the premises whenever the OWNER
desires to do so, with prior intimation.
7. That the Tenant is liable to pay the Electricity Charges, Water Charges and Maintenance
Charges every Month of the above said Schedule property. That the Tenant has agreed to
return the above said schedule property in same and good conditions to owner at the time
of vacation of the above said Schedule Property.
8. It is distinctively understood and agreed that the Tenant is not entitled to sublet or assign
the said Premises or any portion thereof to any person(s) or organization(s) without
permission of the Owner in writing.
9. That the Rental is for the period of 5years, commencing from the date of this agreement
with an option for Renewal of the same by mutual consent of the both the parties even
before or after the expiry of 5 years, in further executing a fresh agreement.
10. That the tenant shall use the said premises for “Business” Purpose only, in the name style
of “METROMARTIN GENERAL ENGINEERING”.
11. And the both parties should inform Two (02) Months before to vacate the premises.
12. The Tenant has agreed to pay every renewal 5% Rental Increase to the Owner.

IN WITNESS WHEREOF the OWNER and TENANT mentioned above have signed on
this Rental Agreement with their free will and consent on the day and year first above
written.
