RENTAL AGREEMENT

This Rental Agreement is executed on this 11th Day of February 2023 at Hanamkonda
District by and between;-

(HEREINAFTER CALLED THE LESSOR/OWNER)

AND

IN FAVOUR OF

ANURAG MANIKARNIKA GIRI, S/o. Manikarnika P Giri, Aged 45 years, Occ: Project
Manager L&T Technology Services, Warangal Super Specialty Hospital, Central Jail,
Warangal, R/o. # E-17, Jain Palace, Near Cabin Cross Road, Near Saibaba Temple,
Bhayander (East) Thane, Maharasta (Aadhar No.852488802694) (Herein after called the
LESSEE/TENANT)

Whereas the Owner agreed to rent the said premises in favour of tenant and where as the
tenant has agreed to take the said premises in Flat bearing No.302, in Third Floor,
Kakatiya Colony, Hanamkonda, Warangal Urban Dist, with 3BHK for the purpose of
Residence.

NOW THIS DEED OF LEASE IS AS UNDER:

1. The lessee agrees to take the above said premises on rent for the purpose of
"RESIDENCE".
2. That the Monthly rent shall be @ 10,500/- (Rs. Ten Thousand Five only)/- per month, and
Rs.500/- (Rs. Five Hundred Only)/- per month as maintenance, That the lease period
commencing from 15-02-2023 to one year.
3. The lessee paid herewith Rs.25,000/- (Rs. Twenty Five Thousand only) on 14-02-2023 the
same will be repaid by the lessor to the lessee at the time of vacating the said premises. The
rent will be enhanced 5% for every year.
4. The Lessee agrees to keep the premises in good and healthy dwelling conditions during the
tenure of lease. If found so then the tenant is liable for the payment of such damages and
expenses etc.
5. The lessee agrees to bare the electricity consumption charges and maintenance charges for
the leased premises during the tenure of lease, and the Municipal Taxes will be beared by the
lessor, Trade license will be beared by the lessee.
6. That the lessee shall not right to sub let the said premises to any person without the written
consent of the lessor.
7. The lessee shall be responsible to keep the property in clean and good condition and also
responsible to keep the surrounding clean and neat and shall be responsible for to deliver the
possession of the property to lessor.
8. That the lessor will inform to the lessee before two (2) months prior notice if they intends
to vacate. If the lessee intends to vacate the premises they should inform two (2) months prior
to the lessor.
9. That the tenant shall permit the landlord or his agents allow them to inspect the premises at
all the reasonable times. That the Tenant shall pay the rent on time without any delay if there
is any delay in paying the rent for 2 months consecutively. That landlord will terminate the
this agreement and the tenant has to vacate the premises after paying all the dues without any
hindrance.
10. That the tenant shall neither demand from the owner or undertake on his own accord any
construction, addition or alteration of the premises without the written consent of the owner.
11. That the tenant hereby convenant with the land lord that on expiration or on sooner
determination of the above tenancy he/ she shall deliver the actual physical vacant possession
of the demised premises without any hindrance, delay or demand.
In Witnesses whereof the lessee puts his/her signature with his/her free will and consent.
