RENTAL AGREEMENT

This Rental Deed is made on this 13th March, 2024 at Hyderabad by and
between:

Mr.Chakilam Shobha Rani, W/o Krishna Mohan Rao, is the Owner


Of Plot No 16, Door no. 3-127/90/16, Road No 3, Manikantanagar, Boduppal,
Hyderabad, Telangana-500098.

(Who is herein after called “FIRST PARTY/LANDLORD”)

AND

Mr. Sannapureddy prem Kumar Reddy, S/o Sannapureddy Prathap Reddy, is the tenant of
Plot No 16,
Door no: 3-127/90/16, Road No 3, Manikantanagar, Boduppal, Hyderabad,
Telangana-500098.

(Who is herein after called “SECOND PARTY/TENANT”)

WHEREAS the Owner is the absolute legal owner of the Property of Plot No 16,
Door no. 3-127/90/16, Road No 3, Manikantanagar, Boduppal, Hyderabad,
Telangana-500098. And is giving his premises on rent to the second party for
The purpose of residential stay only. 2-4-878/1, plot no 73/S,
Road no 7, samathapuri colony, nagole, hyderabad 500035

ON THE TERMS AND CONDITIONS HEREINAFTER MENTIONED

1. That the Tenant approached the Land Lord for let-out of the said
premises for the purpose of residential stay in the premises.

2. That the Landlord decided to give the premises on rent to the second
party for a period of 5 Years starting from 1st of April, 2021 on a
monthly rent of Rs.10,000/- (Rupees ten Thousand only) payable on or
before 6th of every calendar month to the Landlord.

3. That the tenant has paid 2 months advance and it is to be refunded


after vacation of the premises and which will not carry any interest.

4. That the first party shall pay the municipal taxes and the second party
shall bear the electricity charges apart from the regular monthly rent to
be handed over to Land Lord.

5. That the second party shall maintain and keep the said premises in
clean and good conditions. No alterations shall be made without the
prior permission of the second party. Any expenditure incurred towards
the same, only if being small in nature should be borne by the second
party.

6. The Rent shall be extended for a further period on the revised terms
and conditions as mutually agreed at that time.

7. The tenant shall have quite enjoyment of the premises rented by the
Landlord or his successor from the date i.e. 01-04-2021 and up to 31-
03-2026 the end of rental period.

8. That the second party shall use the premises exclusively for the
purpose of their residential stay only.

9. The Rent shall be terminated by issuing 2 months’ notice in advance


writing from either side.

10.That the second party shall permit the owner or his authorized agent to
enter the premises at all convenient times for periodical inspection of
the premises.

11.That the first party shall have the right to collect dues, arrears, losses if
any from second party and the second party is bound to pay such
losses, dues etc.

12.Both the parties have executed this Rental Agreement with free will and
consent.

13.If any disputes arise in future, the same shall be referred to the
Arbitrator mutually appointed by both the parties and the award of the
Arbitrator shall be final and abide by the both the parties.

IN WITNESS WHEREOF, Both the parties have signed this Rental


Agreement in token of their acceptance of the terms and conditions.
