RENT AGREEMENT

This DEED OF LEASE MADE ON THIS 20th ____ DAY OF May 2022 at Hospet
BETWEEN Sri. M.H.M. SRIPRAKASH, S/o. Late. M.H.M. Gurushankaraiah,
aged 59 years, R/o. Door No. 233/2, 16th Ward, Basaveshwara Badavane Hospet and
for himself, hereinafter called the Land Llord being the first party.

AND
Chowgule aAnd Company Private Limited, a Private Limited Company
incorporated under the Companies Act, having its Registered Office at Chowgule
House, Marmugoa Harbour, Goa, Represented through its Authorized Representative
Mr. SUDHIR Y WAKHALE, hereinafter called the Tenant being the second
party.

The first party being the owner of the scheduled mentioned premises, has agreed to
grant use of the said scheduled premises (described more fully in the schedule
below) to use on monthly rent to the second party. And Second party has agreed to
take the said scheduled premises on the following terms and conditions.

1. The period of tenancy has to commence from 1st day of April 2022 and it will be for
11 months from the said date i.e. 28th February, 2023.

2. The Tenant has agreed to pay the Rent for the schedule mentioned premises of Rs.
7,525/- (Rupees Seven Thousand Five Hundred Twenty-five Only) per month
payable every month within on or before 10th of each month of the previous month.
The rent has to must be credited to the Bank account of the 1 st party SB A/c. No.
54029386886 of State Bank of India, Taluk Office Branch, Hospet, IFSC Code:
SBIN0040116 every month without fail.

3. The second party, being the tenant has paid a sum of Rs. 30,000/- (Rupees Thirty
Thousand Only) as Refundable Security Deposit which the Land LordLandlord has
received through Cheque No. 570384 of State Bank of India, Station Road Branch,
Hospet on 17/07/2019 which is to be remaining with the 1st party. The said amount
carries no interest. The said Refundable Security deposit amount is to be the
returned simultaneously to the second partyTenant by the first party Landlord at the
time of vacating and handing over the vacant possession of the Scheduled premises.
In case of any delay in payment of Security Deposit by the Landlord, the Landlord
shall be liable to pay the Security Deposit alongwith interest at the rate of ___% p.a.
for the period of delay.

4. Tenant shall pay KPTCL consumption charges as per KPTCL meter reading RR No.
28053 and water charges regularly is to be shared every month with other tenements
without any default. The Landlord will be entitled to adjust any arrears of Rent liable to
be paid by the tenant towards KPTCL consumption charges and such other charges
outstanding for the schedule premises.

5. The tenant has been permitted use the Schedule premises residential purpose of their
three employees only (1) Mr. Amit Naik S/o. Laxman Naik, H. No. 1020, Ambeudak,
Kirlapal Dabal Sanguem, Goa. (2) Mr. Namdev Omana Patil, H. No. 73, Thorlemol,
Calem, Sanguem, South Goa. (3)Mr. The Tenant herein
should use the Scheduled premises legally without disturbing the other tenants. The
Tenant herein should not use the Schedule premises for any other purpose except with the
written permission from the Landlord.

6. The Tenant has agrees to keep the Scheduled premises clean neat and in good repairs and
maintain electrical gadgets and not shall install any mill or other appliance which may
tend to injure the building.

7. The Tenant agrees not to make any alterations in the Scheduled premises, except with the
written permission of the Landlord, nor shall sub-let or stipulate or deliver the possession
or the same to any other person. The Landlord has having right to inspect the Scheduled
premises at all reasonable times after giving 48 hours written notice to the Tenant.

8. In case the Tenant commits default ( in the payment of the rent for any two consecutive
months) or breach of any of the terms and conditions mentioned above the Landlord shall
be entitled to determine the tenancy forthwith and enter upon the scheduled premises
without the necessity of waiting for the expiry of the remaining period of terms.

9. As long as the Tenant pays the rents regularly and punctually and observes and performs
the terms and conditions imposed against him, he shall possess and enjoy the scheduled
premises during the terms agreed upon without any interruptions or disturbance from the
Landlord or any person claiming under or through him.

10. On the expiry of or on the earlier determination of the Tenancy the Landlord shall re-enter
the Scheduled premises and the Tenant shall hand over the vacant possession of the
scheduled premises and settle all the dues from him and obtain a clearance receipt
therefore.
11. The Land LordLandlord has fixed 2 electric fans, 4 tube lights, one number of Electrical
geyser and Tenant should maintain good condition and return the same in good conditions
subject to natural wear & tear while vacating the house.

12. That the Tenancy can be terminated with one month’s notice in writing by either of the
party or renewed with increase in rent. For further renewal of the tenancy with enhanced
rent of 5% on mutual consent of both parties.
132. Any dispute arising out of this agreement shall be referred to the exclusive jurisdiction of
the Court in Hospet, Karnataka.
14. The Tenant shall not assign or transfer any or all of its rights and/or obligations hereunder
to any other Person without the consent of the Landlord. The Landlord shall not assign
any and/or all of its rights and obligations hereunder to any Person during the term of this
Agreement.
15. The Parties shall equally bear and pay the stamp duty and registration charges payable in
respect of execution and registration of this Rent Agreement.

SCHEDULE
At that part and parcel of the premises located on First floor, Door No. 232/2,
Basaveshwara Extension, 16th Ward, 3rd Cross, 3rd main, Hospet-583201 consisting of
one bed room, one bath room, hall, kitchen. Electricity and water facilities provided with
the following boundaries:
East : Door & Passage - staircase. West: Open to sky
North : Property of Landlord. South: Open to sky
