RENT AGREEMENT

THIS AGREEMENT regarding rent is made and entered into at Mangalore w.e.f. 1st day of July
Two thousand and Twenty-Three (w.e.f. 01-07-2023) by and between:

Herein after called the OWNER of the One Part:

Hereinafter called the TENANTS of the Other Part,
WHEREAS the Owner is the lawful and absolute owner of the schedule premises at Door No.
17-19-1434, Coelho Lane, Attavara, Falnir Mangalore – 575 001, whereas the tenants who are in
need of a house has approached and requested the owner to let out the said premises on a
monthly rental basis and the owner hereby agreed to do so under the following terms and
conditions:
NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
The tenants have agreed and given a sum of Rs. 35,000/- (Rupees Thirty-Five Thousand only)
(equal contribution of Rs. 17,500/- by both the tenants) as security deposit to the owner and the
owner hereby agree to refund the said sum free from interest at the time of the tenants vacating

and delivering the said premises in the said condition in which it was let out or on termination of
this agreement and after deducting the dues payable if any by the tenants to the owner.
The tenant has agreed to give a monthly rent of Rent of Rs. 10,000/- (Rupees Ten Thousand
only) excluding Electricity and Water Charges.
The tenancy months shall be the English calendar month and the rent for each month shall be
paid on or before 5th of every succeeding month without fail.
THIS AGREEMENT SHALL BE IN FORCE FOR A PERIOD OF 11(Eleven) months from
w.e.f. 01-07-2023. However, the same could be renewed for a further period by mutual consent
under fresh terms and conditions.
The tenants are hereby entitled to use the said premises for residential purpose and shall not use
the same for any offensive or illegal trade/business/activities etc., punishable under law.
THE TENANT HEREBY AGREES WITH THE OWNER TO:
a) Pay the electricity and water charges as and when they fall due without allowing any
arrears.
b) Keep and maintain the said premises clean and in good tenantable conditions without
causing the damages in whatsoever manner nor shall make any structural additions or
alterations to the said premises.
c) Use the said premises without causing any nuisance to others and other users of the
schedule property of which the said premises are a portion.
d) Not to sub-let or re-let or under-let or any way part with the possession or sell the
tenancy to any third person/party in whatsoever manner.
e) If the tenants commit any default to pay the rent regularly on due dates or commit any
default to observe or perform any of the terms hereto agreed, then the owner hereby
reserves the right to terminate the tenancy hereto granted and take over possession of
the said premises.
f) The tenants shall pay painting and pit cleaning charges to the premises of occupation
while vacating the premises and shall pay if there is any damage to the premises or
fittings provided thereon or the cost for the same shall be deducted from advance.
g) The owner shall be entitled to inspect the premises at reasonable hours with prior
intimation.
h) EITHER PARTY SHALL GIVE THREE MONTHS NOTICE IN ADVANCE
FOR TERMINATION OF THIS AGREEMENT.

SCHEDULE
The residential house at premises door no. 17-19-1434, 1st floor, Coelho lane, Attavara, Fanir,
Mangalore – 575 001, consisting of Bed Rooms, Kitchen, Toilets at South West Portion of the
main residence. The above said premises does not include the front side bath attached bed room
with the corridor located at the South East side. The entry to the said premises is from south
western side of the building.

IN WITNESS WHEREOF the parties to the Agreement have set their hands on the day, month
and year first above mentioned at Mangalore.
