The shop Rental Agreement is made and executed at Bengaluru on 14th day of September-2020 and

retrospective effect from 1st Sep 2020 by and between C .Anasuyamma W/O Sanjeeva Murthy aged
about 62 yrs residing at No 54 1ST Main,3 rd cross Kaveri Layout,Nagarbhavi Main Road Vijayanagar
Bangalore-560040,herein after referred to as owner and Mr.Dipangshu Kundu,s/o Mr.Dibyendu
Kundu ,aged about 22 yrs residing at g-1, b block, SLS Sarovar apartment,1st main road, Sir M V
Layout, Bangalore-560097 herein after referred to the Tenant

WITHNESS

Whereas the owner herein is the owner to premises bearing shop-3 Ground Floor Premises and A
Single Bedroom House Backside, Which is fully described in the below schedule on the following
Terms and Conditions

1 The tenant shall be for the period of 11 months, commencing from the date of this agreement.

2 The tenant on this date had deposited a sum of 1,80,000/-(Rupees Sixty One Lakh fifty Thousand
only ) by the way of bank transfer and Cash to the owner towards as advance amount .this amount
shall not carry any interest and refunded by the owner to the tenant after the termination of
tenancy deducting arrears of rent, damages causing to building if any. The owner hereby
acknowledge the receipt of an advance amount

3) The tenant has agreed to pay the monthly rent of Rs20,000/-(Rupees Twenty Thousand only) to
the owner within 5th of every calendar month without fail in case the tenant fails to pay the rent
continuously for the period of two months(2months).then the owner shall have a right to cancel the
agreement irrespective of the period mentioned in this agreement and evict the tenant and enter
the schedule premises without the recourse of law

4)The Tenant shall use the premises only for his business i.e Retail Sales of Fish and related
products and not use the same for any other trade or practice in the schedule premises or shall not
use the same for immoral or illegal purposes and shall not keep any contraband articles prohibited
by law

5) The tenant shall not sublet, underlet or part with the possession of premises to anyone whosever,
during the period of tenancy

6) The tenant has agree to pay the monthly electricity and water consumption charges to concern
department and the maintain the proper receipt having paid the same

7) The tenant shall keep and maintain the schedule premises in the condition as it was handed over

8) The owner shall have option to terminate the agreement any point of time during the tenancy
period with a prior notice of “3”(three) months

9) If the tenant wants to break the agreement and vacate the premises within the period of 11
(Eleven months)i.e from the date of agreement , the tenant has agreed to pay all the remaining rent
amount of complete agreement duration.

10) The tenant has agreed to pay a enhanced rent of “10%”(Ten percent) once in every -
“11Months” (Eleven Months) during the agreement period.

11) The agreement may be renewed for the further period. If mutually agree between both parties.

12) All kinds of Property related taxes, permitted increases, repair cess will be paid by Landlord
(owner) & internal business related taxes , GST etc which the tenant or occupier of the premises are
by law bound and liable to pay on demand at any time.

13) The tenant has to compulsorily paint the inside shop no 3 premises once in every 2 years or at
the time of terminating the agreement, whichever is earlier.

14) The tenant has agreed to not to do or suffer to be done in or about the demised premises
anything contained which may be or become nuisance ,annoyance or cause damages to the
neighbouring owners, tenants, occupiers of the said building.

15) The Landlord(owner) shall not be responsible for any kind of damages or injury whatsoever
caused by pulling down the wall or floor whether by fire, leakage, accident ,rains white ants or any
explosion or busting or any water or gas pipeline or electric installations or circuits etc..

16) The Tenant has agreed to the land lord and his agent, contractor, servants or any intending
purchaser or purchaser or tenant authorized by the landlord shall have full liberty to inspect
demised premises at any reasonable hours to view the conditions thereof and to effect such repairs
as the landlords is required to do pursuant to his covenants in that behalf herein contained and to
carry out any work and the tenants shall allow the same to be done without any objection.

17) The Tenant has agreed not to cut or injure any wall or timber or any other parts of the demised
premises or make any changes, alternations additions on the demised premises without first
obtaining the written consent of the landlords and any change alternations, additions, fittings made
with such written consent of the land lords shall become and be entitles to remove the same wither
before or after the expiration of the tenancy

18) The Tenant hereby agrees to abide by all the terms and conditions printed here on the
agreement, which is part and parcel of this agreement

Byraveshwaranagar Nagarabhavi Main Road Bangalore-560072 ,Consisting of “200-Two Hundred ”
sqft approx Constructed using RCC roofing with Three rolling shutters and Single Bedroom House
back side Measuring approx. 350 SQ ft Consisting of One Room, Hall, Kitchen and Bathroom .

IN WITNESS WHERE OF, both the parties have signed to this agreement on the day month and Year
as written above.
