TENANCY AGREEMENT (ROOM)

1.This agreement is made on 21st April 2023 between

(hereinafter called "The Landlord'), and

Hereinafter called "The Tenant”.

Whereby it is agreed as follows:-

the landlord shall let 1 MASTER room of address for a period of (12) months commencing from

1st April 2023 to 30th May 2024

to the Tenants.

Tenants agrees to pay to the Landlord the monthly rental of(S$1250) on or before 30 H day of each
month.

The tenant has paid the landlord a deposit sum of S$850 which will be refundable at the end of the
terms after deductions for any damages caused by the Tenant, and the deposit sum of S$850,

In case of non-payment of rental (the sum having first been demanded) or a breach of the
agreement by the Tenant, the Landlord may re-enter and take possession of the said premises. The
landlord shall terminate the Agreement and forfeit the deposit accordingly.

The rental includes electric bill (air con usage capped at daily maximum of 10 hours daily usage) and
wifi; ONLY light cooking (instant noodle) allowed and washing machine.

.To use the premises for private 2 dwelling only and not for any immoral or illegal or other purposes.
No alteration work and no smoking allowed in the room without the Landlord's permission.

.No visitor allowed in the premises and the room shall be occupied by 2 persons. The master room
and the toilet must always be upkeep in a clean and tenable condition. All electrical power point in
the room to be switched off when not in used.

Both Tenant & Landlord can give 1-month notice for termination and / or r

enewal of Tenancy at the 11th month. If tenant did not complete the 12 months lease, tenant shall
forfeit the deposit accordingly.

The Tenant must produce Employment Pass to prove his identify and legitimate stay in Singapore.
