LEASE DEED

This LEASE DEED is made at Chandigarh on this


_____day of ______________, 2006 BETWEEN

1. Sh. Varinder Kumar Rawal s/o Sh. Ram Lal Rawal permanent
resident of H. No.3458, Sector 38-D, Chandigarh through his Special Power of
Attorney Mrs. Archana Claire wife of Sh. Minder S. Claire R/o H. No.3458,
Sector 38-D, Chandigarh (hereinafter referred to as the Lessor) which
expression shall whatever the context so permits includes his/their heirs
assigns, successors, legal representatives and administrators of the first part.

2. State Bank of India, SCO 35, Phase 1, Mohali through its duly
Authorised Signatory _____________________________________________

(hereinafter referred to as the Lessee) of the Second part.

Whereas the lessor is the absolute owner and landlord of House


No. 3458, Sector 38-D, Chandigarh.

Whereas the said lessee has approached the lessor for letting out
the ground floor of the above said house for residence of its Manager Sh. Vinod
Kumar Pruthi s/o Sh. V. P Pruthi R/o #GH-13/726, Paschim Vihar, New Delhi
110060 and lessor has agreed to let the same on the following terms and
conditions:-

1. That the present


lease is for the period of three years commencing with effect from 01-05-2006.

2. That the rate of


rent of the tenanted premises is settled at the rate of Rs.7500/- (Rupees Seven
thousand Five hundred only) per month excluding water and electricity charges
which are to be borne by the lessees in addition to the rent payable to the
concerned authorities as per their billings/demands.

3. That the lessee


has paid a security amount of Rs.15000/- (Rupees Fifteen thousand only) i.e.
equivalent to two month’s rent without any interest and lessor has
acknowledged the receipt. The said security amount shall be refunded to the
lessee at the time of handing over of the vacant peaceful possession of the
tenanted premises to the lessor after taking the balance dues if any without any
interest and same shall not be adjusted against the payment of rent during the
tenancy period.

4. That the rate of


rent is payable in advance by 1st day of each British Calendar Month. The
lessee shall pay the rent through account payee cheque to the lessor against
receipt.

5. That the tenanted


premises shall be used by the lessee exclusively for residence purpose of Sh.
Vinod Kumar Pruthi s/o Sh. V. P Prurthi who is its Manager at Phase 1, Branch,
at Mohali and no commercial activity shall be allowed at any cost in the
tenanted premises.

6. That in case
above said official transferred, retired or dismissed from the office of the lessee
then this lease deed shall stands terminated automatically & lessee has to
deliver its vacant possession to the lessor immediately and lessee is not
allowed to sublet the tenanted premises to its any other officials.

7. That the lessee


will not make any structural addition or alteration to the tenanted premises.

8. That the lessee


will not sublet or part with the tenanted premises and shall use the premises for
residential purposes only.

9. That the lessee


will not store any unlawful/inflammable articles/goods in the tenanted premises.

10. That the lessee


will be responsible for the damages if any done to the tenanted premises i.e.
electrical, sanitary fittings and window panes flooring etc.

11. That the lessor


shall have the right to visit the tenanted premises in question for inspecting its
conditions during the day hours.

12. That all the taxes


i.e. sewerage cess/charges which may be levied by the Government or
concerned authority or Municipal Corporation U.T. Chandigarh in respect of the
tenanted premises from time to time shall be paid by the lessee.

13. That the tenancy


is terminable by giving one month’s advance notice from either side in writing.
14. That on
termination of tenancy the lessee shall handover the vacant peaceful
possession of the tenanted premises with all the fixtures and fittings intact to the
lessor.

15. That in case


lessee fail to abide by the terms and conditions of this lease deed then this
tenancy shall be terminated automatically with immediate effect without issuing
any notice to the lessee.

16. That in case the


tenancy of the lessee terminated as per clause 6, 13 and 15 of this agreement
then their possession in the tenanted premises shall be deemed to be
unauthorized and he shall have to pay damages for the illegal use and
occupation of the tenanted premises @ Rs.15,000/- (Rupees Fifteen Thousand
only) per month excluding other charges till the date of handing over of the
vacant peaceful possession of the tenanted premises besides ejectment
through court of law.

IN WITNESS WHEREOF both the parties have set their hands on


this LEASE DEED at Chandigarh on the day, month and year first written above
in the presence of lessor and lessee.

Sector 38-D, Chandigarh (hereinafter referred to as the Lessor) which
expression shall whatever the context so permits includes his/their heirs
assigns, successors, legal representatives and administrators of the first
part.

2. Sh. Pankaj s/o Sh. Ishwar Das R/o H. No.70, Urban Estate, II,
Hissar (Haryana) (hereinafter referred to as the Lessee) of the Second part.

Whereas the lessor is the absolute owner and landlord of


House No. 3458, Sector 38-D, Chandigarh.

Whereas the said lessee has approached the lessor for letting
out the entire first floor of the above said house and lessor has agreed to let
the same on the following terms and conditions:-

1. That the present lease is on month to month basis for eleven


months commencing with effect from 01-05-2006 and it can be renewed for
another term of eleven months with mutual understanding subject to the
increase of 5% of the previous rent on the expiry of eleven months.

2. That the rate of rent of the tenanted premises is settled at the


rate of Rs.6000/- (Rupees Six thousand only) per month excluding water
and electricity charges which are to be borne by the lessees in addition to
the rent payable to the concerned authorities as per their billings/demands.
3. That the lessee has paid a security amount of Rs.12000/-
(Rupees Twelve thousand only) i.e. equivalent to two month’s rent without
any interest and lessor has acknowledged the receipt. The said security
amount shall be refunded to the lessee at the time of handing over of the
vacant peaceful possession of the tenanted premises to the lessor after

taking the balance dues if any without any interest and same shall not be
adjusted against the payment of rent during the tenancy period.

4. That the rate of rent is payable in advance by 1 st day of each


British Calendar Month. The lessee shall pay the rent through account payee
cheque and deposit the same in Account No.30046806071 in State Bank of
India, Punjab University Branch, Chandigarh maintained by the lessor.

5. That the lessee will not make any structural addition or

6. That the lessee will not sublet or part with the tenanted
premises and shall use the premises for residential purposes only.

14. That in case the tenancy of the lessee terminated as per clause
11 and 13 of this agreement then their possession in the tenanted premises
shall be deemed to be unauthorized and he shall have to pay damages for
the illegal use and occupation of the tenanted premises @ Rs.12,000/-
(Rupees Twelve Thousand only) per month excluding other charges till the
date of handing over of the vacant peaceful possession of the tenanted
premises besides ejectment through court of law.

IN WITNESS WHEREOF both the parties have set their hands on


this LEASE DEED at Chandigarh on the day, month and year first written
above in the presence of witnesses.
