RENTAL AGREEMENT

This Deed of rental agreement is made and executed on 15th day of February
2021, by and between

Mrs. V.KAVITHA W/o Mr. S.GOPIKRISHNAN, residing at No. 13/8, East Mada
Street, Bajanai Koil Street, Koyambedu, Chennai-600107 (herein after after called
the “OWNER” of the one part.

AND

Mr. KONDURU ASHOK KUMAR S/O K.VENKATA PRASAD RAJU AND


Mrs. GUNTAMADUGU DIVYA W/O Mr. KONDURU ASHOK KUMAR, Residing at
No.
2/428-9A, Near Xpress Bees Courier, Raju Shop, Malavya Nagar, Gudur, Nellore
District -524101 Andhra Pradesh (herein after called the “Tenant” of the other part.

THE TERM “OWNER” and “TENANT” shall wherever the context so permit shall meen
and include their respective heirs, successor-in-interest Executors Legal
Representative, administrators and assigns.

WHEREAS the OWNER is the sole and absolute owner of the schedule mentioned
property situate at No. 13/8, East Mada Street, Bajanai Koil Street, Koyambedu,
Chennai-600107 WHEREAS the Tenant has approached the Owner to grant rent of the
Schedule mentioned property for carring his rental purpose.

WHEREAS the Owner has consented to rent the schedule mentioned property to the
Tenant for a period of 11 months coming from 15st Day of February 2021 to 14th Day
of December 2021 at a monthly rent of Rs. 8,000/- (Rupees Eight Thousand Only).
NOW THIS AGREEMENT OF LEASE WITNESSETH AS FOLLOWS.

That in pursuance of the said agreement and in consideration of the rent and amenities
charges hereinafter reserved and the advance paid and in further consideration of the
mutual covenants hereunder the Owner agrees to let out to the Tenant the schedule
mentioned property for rental purpose on the following terms and conditions.

1. The Agreement shall commence from the date of handing over possession of the
property i.e. from 15-02-2021

2. The monthly rent of Rs.8000/- (Rupees Eight thousands only) shall be payable
on or before the 5th of succeeding month.
3. The Tenant shall pay separately the Electricity charges to the Owner.
4. The Tenant has deposited with the Owner a advance of Rs. 50,000/- (Rupees
Fifty Thousand only). The receipt of which sum the Owner doth hereby admit and
acknowledge, which is liable to be returned without any interest thereon to the Tenant
at the time of vacating the schedule mentioned property and on delivery of vacant
possession of the same at the end of the rent period after necessary deductions that
the Tenant may be entitled to make.
5. The Tenant shall be initially for a period of 11 months and shall be extending for
further like periods under the same terms and conditions unless mutually and
specifically agreed by either parties in writing.
6. The Tenant shall keep the premises in good condition and shall be liable for any
damage or lose occurring on account of the negligence and/or use of the premises by
the Tenant.
7. The Tenant shall permit the Owner of his representative to inspect the demised
premises at all reasonable times after giving necessary intimation to the Tenant in
writing.
8. If the Tenant contravenes any of the terms and condition contained herin or if the
Tenant continuously fails to pay the rent for a period of 3 consecutive months, the
Owner shall cancel the Rent Agreement.
9. Either the parties shall be entitled to terminate the Agreement by giving three
months notice in writing to the other party during the subsistence of the Rent
Agreement.
10. The Tenant shall, if the rent agreement is not renewed, deliver vacant
possession of the schedule mentioned property at the end of the rent period or on
determination of the said term of agreement together with the fittings and fixtures
provided by the Owner in the same condition subject to normal wear and tear.
11. The Tenant shall not be entitled to let, sublet or underlet and /or part with
possession of the schedule mentioned property without the written consent of the
OWNER.

IN WITNESS WHERE OF THE PARTIES HERE TO HAVE SIGNED THIS


AGREEMENT ON THE DAY MONTH AND YEAR ABOVE WRITTEN IN THE
PRESENCE.
