RENTAL AGREEMENT

THIS RENTAL AGREEMENT IS MADE AND EXECUTED AT CHENNAI – 600033, on

this 1 day of OCT 2023 by Mr.C.S.S.RAVIKANTH, S/o Shanmuga Sundaram, Hindu, aged about
49 years, presently residing at No.22/24, South K.R.Kovil Street,West Mambalam, Chennai – 600033
here under called the OWNER-LESSOR of the FIRST PART.

TO AND IN FAVOR OF

D.Shahuk Hameed, C/o. Mr.Dawood Sha, is aged about 55 years, residing at 452 Bharathi Street,
Mettupalayam, Puducherry – 605009 here under called TENENT-LESSEE OF THE OTHER PART.

Premises, or end of the lease period, if any damages noticed, damage, charges and painting charges
will be deducted from advance.
WHEREAS THE LESSOR is the absolute owner of the premises plot No. 238, 1 st floor,7th
cross street vignarajapuram,Chennai-60073, to an extent of 800 SQ FT 2 BHD with
electrical fittings for RESIDENTIAL PURPOSE ONLY.

WHEREAS THE LESSEE herein approached the LESSOR to lease out the schedule
mentioned properly for period of 11 months on a monthly rent of 8000/- (Rupees eight
thousand only).

WHEREAS the landlord and Tenent strict to adhere to the terms and conditions
herein after stated.

NOW THIS DEED OF LEASE WITNEESSETH AS FOLLOWS:

1) The lessor agrees to grant a tenency in favour of the lessee in respect of the demised
premises, that the premises let out to the Tenant by the Landlord

2) That in consideration of use of the said premises the Lessee agrees that he shall pay to
the Lessor during the period of this agreement, a monthly rent at the rate of 6000
[Rupees six thousand only]. The amount will be paid in advance on or before the date
of 5th of every English calendar month.

3) That in addition to the compensation mentioned above, the Lessee shall pay the actual
electricity consumed shall be paid to the appropriate authorities at the appropriate
time and a separate meter has been provided for the purpose.

4) The Lessee has paid of the advance a sum of Rs. 40000/- (Rupees Fourty thousand only)
by way of cash and bank transfer which to be refunded at the time of vacating the
premises, or end of lease period, if any damages noticed, damages, charges, and painting
charges will be deducted from advance
5) The period for which the premises leased to the lesser eleven months with effective
from 01.10.2023 to 01.08.2024.The lessee undertakes to carryout necessary repair and
maintenance and to bear the cost of repair and maintenance the premises and lessee
shall maintain the in a neat and tidy condition.

6) The lessee shall maintain the premises in a neat and tidy condition.

7) The lessee agreement can be terminated by giving one month notice by either party
for a valid reason to the given in writing by party to another
8) The lease shall allow the lessor or his agent or representatives at all reasonable time to
enter upon premises to inspect the condition of the scheduled mentioned premises or
to take notice of all defects to be repaired.
9) The lessee shall safely deliver vacant possession of the schedule mentioned premises
and other equipment and fittings in a good and same condition as it was leased and to
the satisfaction of the leassor, upon the expiry or termination of the lease. Any
damages or repair to the premises or other equipment and fittings is noticed it should
be set right by the tenant while vacating, if not charges will be deducted from the
advance amount.
10) Without the consent in writing of the lessor the lessees shall not assign or part with
the premises or not to sublet the same or any part thereof to any person or persons .
11) The lessee covenants not to make any structural alteration or addition either
permanent or temporary without prior written consent of the lessor insides the leased
out premises.
12) In the event of default in payment of rent by the lessee consecutively for three
months, the lessor has every right to evict the lessee. During the tenancy period lessee
or lessor desiring to foreclose the lease agreement shall give one month notice in
advance in writing.
SCHEDULE

A lease out premises plot no 238, first floor, 7th cross street, vignarajapuram,
santhosapuram, Chennai – 600073, to an extent of 800 sq ft of 2 BHK with electrical fittings
for RESIDENTIAL PURPOSE ONLY.
