RESIDENTIAL RENT AGREEMENT

This Deed of Lease Agreement is made and executed on the 25th day of
March Two thousand and Twenty-Three (25/03/2023) by and
between:

1. Pavithra S, Residing at House no. 21 hurulichikanalhalli Bangalore


560090 hereinafter called the “LESSOR” (wherever the expression shall
mean and include his heirs, successors, executors, administrators, and
assignees) of the ONE PART

2. Uma Srinivas Residing at House no. 21 hurulichikanalhalli Bangalore


560090 hereinafter called the “LESSEE” (wherever the expression shall
mean and include his heirs, successors, executors, administrators, and
assignees) of the SECOND PARTY. Here in after referred to as the “LESSEE”
(wherever the expression shall mean and include his respective legal heirs, successors,
executors, administrators, representatives, attorneys, and assignees) of the OTHER PART
in search of Residential Premises for Residence Purpose and agreed to undertake the said
premises for Residence under the following terms and conditions.

NOW THIS AGREEMENT OF LEASE WITNESSE AS FOLLOWS:

Whereas the lessor is the sole and absolute owner of the property Residing at House
no. 21 hurulichikanalhalli Bangalore 560090. Whereas the LESSEE is in search of
premises for the purpose of residence and agree to undertake said premises under the
following terms and conditions:

1. PERIOD OF RENT: whereas this tenancy of Rent will be commencing from the
date of this agreement and will be in force for the period of 2 years until the
agreement is revoked. (i.e. from 25-03-2023 to 24-03-2025)

2. SECURITY DEPOSIT & RENT: whereas the security deposit for the premises is
Rs. 50,000/- (INR Fifty Thousand Only) and Rent will be Rs 13,000 Per month
to be paid on or before 10th of every month

3. CHARGES FOR ELECTRICITY WATER: whereas the lessor has provided


electricity connection in the premises and that the lessee must pay the electricity
charges to the concerned department as and when becomes due and shall keep
the records on that behalf. Water Charges shall be paid as decided between lessor
and lesse

4. ADDITION AND ALTERATION: The lessee shall not make any additions or
alterations orations to the premises. However, they shall entitle to install
partitions, air conditioners, platforms which are required to run their firm without
making any damages.
5. USE OF PREMISES: The Lessee shall use the Property for his business. The Lessee
shall not carry on any unlawful activities/illegal activities or business in the
premises. The Lessee shall not store and keep any inflammable or dangerous
material in the premises. The Lessee shall not cause any nuisance to the other
occupants to the premises nor to do or cause to be done any act, which affects the
safety or strength of the building.

6. REPAIRS AND MAINTENANCE: The Lessee shall keep the Property in a good and
tenantable condition and order subject to normal wear and tear and shall not
cause or suffer any damage thereto. The Lessee shall carry out the necessary
internal repairs, colour washing and painting at their own cost and expenses and
also responsible for replacing and any electrical or other fittings which may be
damaged. Paint Charges in the event of vacating the premises shall be Rs 8,000/-
should be paid.

7. INSPECTION AND ENTRY: The Lessor and or their agents shall be entitled to upon
the schedule premises to inspect the same to satisfy him-self that the schedule
property is being use in repairs/construction relating to the building.

8. PROVISION FOR EARLIER TERMINATION: In the event of the Lessee failing to


pay the rent hereby reserved regularly or committing any breach of other terms
and conditions of this tenancy the lessor shall be entitled to determine the tenancy
and re- enter upon.

9. In the event of the Lessee/ Lessor deciding to vacate the premises they shall give
a minimum three (3) month notice in writing to the Lessor/ Lessee in that behalf.

IN WITNESS WHEREOF the parties hereunto set their respective hands to this deed
on the day month and year mentioned first above written.
