without any outstanding debts in favor of any person or entity.

That, it is to the very best interest of the parties hereto adjudicate unto themselves the
entire estate extra judicially in the form and manner hereinafter set forth:

NOW THEREFORE, for and in consideration of the foregoing premises and involving the
provision of Sec 1 Rule 74 of the Rules of Court, the said heirs above named have agreed to settle
the estate extra judicially and to this effect do hereby partition and adjudicate the same unto
themselves and the foregoing inheritance, subject however to the liabilities imposed by Sec. 4 Rule
74 of the Rules of Court for a period of two years in favor of any other possible heirs, creditors or any
other person deprived of the lawful participation over the said estate of the deceased and
Aencumbrances;

That, the heirs/vendors, decided to sell to MARITESS B. NADAL, of legal age, Filipino, with residence
and postal address located at 81 A. Baltazar Street, 8 th Avenue, Caloocan City, and RICHARD B. INFANTE,
of legal age, Filipino, single, with residence and postal address located at 415 Ipil-ipil Street, Bgy.,
Camangyanan, Sta. Maria Bulacan, for and in consideration of the sum of NINE HUNDRED THOUSAND
PESOS (Php900,000.00). Philippine currency, the receipt whereof is hereby acknowledged from the
VENDEE, said VENDORS/HEIRS does by these presents SELL, TRANSFER AND CONVEY, in a
manner absolute and irrevocable, all my rights, interest and ownership over and above-described property unto
said VENDEE, their heirs and assigns, free from all liens and encumbrances, the aforesaid parcel of land.
