DEED OF EXTRA JUDICIAL SETTLEMENT OF THE ESTATE

OF THE DECEASED GENOVEVA RAMOS QUEBUYEN

WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That we, JULITO Q. BAYANI, MARITESS Q. QUIRINO, CONSTANTINO R. QUEBUYEN, MARILYN Q.

YADAO, RODOLFO Q. ABUAN, ROGELIO Q. DAMIAN, IRENEO QUEBOYEN JR AND DENIA QUEBOYEN, all of
legal ages, and Filipino citizens, with residences at Barangay Dinadiawan, Dipaculao, Aurora, do hereby
freely and spontaneously,

DECLARE AND MAKE MANIFEST

1. That we are the surviving and legitimate heirs of the deceased FELIPE QUEBOYEN who died on
December 17, 2015 at Barangay Dinadiawan, Dipaculao, Aurora, which was her last residence at
the time of her death,

2. That we, JULITO Q. BAYANI, MARITESS Q. QUIRINO, CONSTANTINO R. QUEBUYEN, MARILYN Q.

YADAO, RODOLFO Q. ABUAN, ROGELIO Q. DAMIAN, IRENEO QUEBOYEN JR AND DENIA
QUEBOYEN, are his only compulsory and surviving heirs,

3. That the decedent died without any debts and any will,

4. That she left an estate consisting of one (1) parcel of land containing an area of FIFTEEN
THOUSAND (15,000) SQUARE METERS situated at Barangay Dinadiawan, Dipaculao, Aurora,
covered and embraced by Transfer Certificate of Title No. T-44548 of the Registry of Deeds of
Aurora , which is more particularly described as follows:

“A parcel of land ( Lot 4049-B of the subdivision plan,(LRC) Psd-264203, approved as a non-
subdivision project, being a portion of Lot 4049, Dipaculao Public Land Subd.,Pls-136, LRC Rec.
No. Pat. 145803) situated in the Barrio of Dinadiawan, Municipality of Dipaculao, Province of
Aurora. Bounded on the N., points 4 to 5 by lot 4050, Dipaculao Public Land Subd., Pls-136; on
the E., points 5 to 1 by lot 4049-D; and points 1 to 2 by Lot 4049-D; on the S., points 2 to 3 by Lot
4049-A, all of the subd. Plan; and on the W., along line 3 to 4 by Barrio Road containing an area
of FIFTEEN THOUSAND (15,000) SQUARE METERS.

5. That we hereby settle the estate thus left by the deceased, GENOVEVA RAMOS QUEBUYEN
extra-judicially in accordance with Section 1, rule 74 of the Rules of Court of the Philippines and
adjudicate the same unto ourselves pro indiviso;

6. That we, CONSTANTINO R. QUEBUYEN, RUBENCIO R. QUEBUYEN and MARILYN Q. YADAO, all of
legal ages, Filipino citizens and with residences and postal address at Barangay, Dinadiawan,
Dipaculao, Aurora, for and in consideration of the sum of THREE HUNDRED THOUSAND PESOS
(P300,000.00) Philippine Currency, to us in hand paid by SPS. HOWARD AND MARIA EVITA C. CO,
of legal ages, Filipino citizens and residents of Barangay Sinsayon, Santiago city, Isabela do
hereby SELL, CEDE, TRANSFER and CONVEY ALL OUR RIGHTS, by way of Deed of Extra Judicial
Settlement with Deed of Absolute Sale unto said SPS. HOWARD AND MARIA EVITA C. CO, unto
 their heirs, assigns and executors portion of the above parcel of land, which is more particularly
described as follows;

“ A parcel of land ( Lot 4049-B-5 being a portion of 4049-B ) situated in the Barangay of
Dinadiawan, Municipality 0f Dipaculao, Province of Aurora. Bounded on the N 00”66’ W along
line 1 to 2 by lot 4049-B-4 , 48.75 m., on the N 44”56’ E, along line 2-3 by lot 4049-B-3 (road),
80.69 m., on the S 00”09’ W along line 3-4 by lot 4049-D, 105.02 m., and on the S 89”08’ W
along line 4 to 1 by lot 4049-A, 55.93 m., containing an area of FOUR THOUSAND THREE
HUNDRED FORTYEIGHT(4,348) SQUARE METERS.”
