DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed made and executed by and between:

ROSARIO ENRIQUE POCO, of legal age, Filipino, married

to Sergio Poco, and a resident of 4031 Araro Street,
Palanan, Makati City, Philippines, hereinafter referred to
as the VENDOR,

- in favor of –

SPOUSES CLARITO C. DIZON and FLORENCE E.

POCO-DIZON, both of legal age, Filipinos, and residents
of 4031 Araro Street, Palanan, Makati City, Philippines,
hereinafter referred to as the VENDEES.

W I T N E S S E T H :

That the VENDOR is the paraphernal registered owner of a parcel

of land known and identified as Lot 4-A, situated in the Municipality of
Makati, Province of Rizal, Island of Luzon, as evidenced by Transfer
Certificate of Title No. S-25238, issued by the Registry of Deeds for the
Province of Rizal, with a total area of ONE HUNDRED FIFTY-ONE (151)
SQUARE METERS, more or less, which parcel of land is more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE

NO. S-25238

“A parcel of land (Lot 4-A of the subdivision plan (LRC)

Psd-236405, being a portion of Lot 4, Blk. 5, Psd-18263,
LRC Rec. No. 2029), situated in the Municipality of
Makati, Province of Rizal, Island of Luzon. Bounded on
the NE., points 1 to 2 by Lot 5, Block 5, Psd-18263; on
the SE., points 2 to 3 by Lot 6, Block 5, Psd-18263; on
the SW., points 3 to 4 by Street Lot 2, Psd-18263; and on
the NW., and SW., points 4 to 6 by Lot 4-B of the
subdivision plan; and on the NW., points 6 to 1 by Lot 2,
Block 5, Psd-18263. x x x containing an area of
ONE HUNDRED FIFTY-ONE (151) SQUARE METERS,
more or less.”

That for and in consideration of the sum of _______________________

(P__________) PESOS, Philippine currency, paid in hand by the VENDEES
to the VENDOR, and receipt of which is hereby acknowledged, the latter
by these presents do hereby SELL, TRANSFER and CONVEY, in a
manner absolute and irrevocable, the above-described parcel of land
together with all the improvements found therein, free from all liens and
encumbrances of whatever kind and nature, unto the VENDEES, their
heirs, assigns and successors-in-interest.
