EXTRAJUDIAL SETTLEMENT OF ESTATE

WITH SALE OVER A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

We, FERNANDO QUIJANO, married to Ester Quijano, LOURDEZ Q. LOPEZ,


married to Lauro Lopez, MA. FE QUIJANO, single, GLENDA QUIJANO, single and
ALEXANDER QUIJANO, married to Rosemarie R. Quijano, all of legal age, Filipino
citizens, and with postal address at C.M. Recto, Manila and Sitio Sapa, Palangoy,
Binangonan,
WITNESSETH;

That, we are the surviving children and sole legal heirs of deceased Sps,
Benjamin Quijano and Fe Quijano who died intestate on ____________________ and
_______________ at ________________________________________________and
_______________________, respectively, per their Certificates of Death hereto
attached and made integral part hereof;

That said decedents died intestate without leaving any debts with any
person or entity nor any Last Will or Testament;

That upon their death, they had left a certain parcel of land situated at
Brgy, Palangoy, Binangonan, Rizal and which is more particularly described as
follows:

“A parcel of land situated at Brgy. Palangoy, Binangonan, Rizal.


Bounded on the NE., Sec. 03, 04 PIN 003; SE., PIN 003; SW., PIN
001; NW., PIN 001. Containing an area of 1.0641 ha and covered
by Tax Declaration No. 18-bi-029-00157.”

That, pursuant to the provision of Sec. 1, Rule 74 of the Revised Rules of


Court of the Republic of the Philippines, we, being all of age and with full capacity to
contract, hereby adjudicate, transfer, and divide among ourselves,
abovementioned parcel of land and residential house, in equal parts;

That, for and in consideration of the sum of ONE HUNDRED TWO THOUSAND
FIVE HUNDRED PESOS(PHP 102,500.00) PESOS, Philippine currency, receipt of
which is full is hereby acknowledged to have been received from the hands of JASON
GIOVANNI M. FAJARDO, of legal age, Filipino citizen, and with postal address at BLK
10 MADRIGAL VILLAGE PALANGOY BINANGONAN RIZAL by these presents, we
hereby SELL, CEDE, TRANSFER AND CONVEY in a manner absolute and irrevocable
unto the said VENDEE, his heirs, successors and assigns the PORTION ONLY of the
above-described parcel of land, free from all liens and encumbrances whatsoever and
more particularly described as follows

“PORTION ONLY of Tax Declaration No. 18-bi-029-00157. Containing


an area of ONE HUNDRED SEVENTY SQUARE METERS(170)square meters and
boundaries of which can be seen on the attached sketch/lot plan.

That we hereby warrant the right and peaceful ownership of the VENDEE
against any claim from any third person or persons.
That, above-described parcel of land not having been registered under Act
496 nor under the Spanish Mortgage Law, we have agreed to register this
instrument under Act 3344 as amended
