That I am the lawful owner of a certain parcel of land known and identified as Lot No.
4936-A-3-D, Psd-06-038923, being a portion of Lot No. 4936-A-3, Psd-0634043-026972
situated in the Barangay of Duyan-Duyan, Municipality of Santa Barbara, Province of Iloilo,
Philippines, covered by Transfer Certificate of Title No. T-178515 by the virtue of DEED OF
ADJUDICATION, registered per Doc. 205; Page No. 41; Book No. 1; Series of 2007 of Notary
Public Romeo H. Mediodia dated 31 January 2007, more particularly described and bounded as
follows:
TRANSFER CERTIFICATE OF TITLE NO. T-178515
The above-described parcel of land is not tenanted, not covered by CARP, nor under
agricultural leasehold contract and not covered by Republic Act No. 6657.
I have caused the subdivision of the aforesaid parcel of land known and identified as Lot
No. 4936-A-3-D undertaken by Geodetic Engineer Joel J. Umadhay into two (2) sub-lots with
their respective areas as follows:

BEFORE ME, a Notary Public, in the City and Province of Iloilo, Philippines, this _____
day of ____________________, 2007, personally appeared Benedicto Solivio Espino with his
Community Tax Certificate No. 02244180 issued on January 9, 2007 at the Municipality of
Santa Barbara, Province of Iloilo, Philippines, known to me to be the same person who executed
the foregoing Deed of Partition and Absolute Sale consisting of two (2) pages and he
acknowledged to me that the same is his free and voluntary act and deed.

DEED OF PARTITION AND ABSOLUTE SALE
WITNESSETH:

situated in the Barangay of Duyan-Duyan, Municipality of Santa Barbara, Province of Iloilo,
Philippines, covered by Transfer Certificate of Title No. T-178515 by the virtue of DEED OF
ADJUDICATION, registered per Doc. 205; Page No. 41; Book No. 1; Series of 2007 of Notary
Public Romeo H. Mediodia dated 31 January 2007, more particularly described and bounded as
follows:

DEED OF ADJUDICATION
WITNESSETH:
That I am the forced surviving heir of the late PEDRO S. SOLIVIO, single, of legal age,
Filipino who died intestate, leaving no will, no testament, no debts or obligations whatsoever to
any person(s). Late Pedro S. Solivio died on June 15, 2000 at the Municipality of Santa Barbara,
Province of Iloilo, Philippines.
That the late PEDRO S. SOLIVIO during his lifetime is the lawful and registered owner
of a certain parcel of land known and identified as Lot No. 4936-A-3 and covered by Transfer
Certificate of Title No. T-178515 situated in the Barangay of Duyan-Duyan, Municipality of
Santa Barbara, Province of Iloilo, more particularly described and bounded as follows:
The above-described parcel of land is not tenanted, not covered by CARP, nor under
agricultural leasehold contract and not covered by Republic Act No. 6657.
The above-described parcel of land was subdivided into five (5) lots with their respective
area by Geodetic Engineer Reynaldo M. Sirilan last March 18, 1997, and the subdivision plan
and technical descriptions were duly approved by the office of the Regional Technical Services,
Land Management Section, DENR, Region VI, Iloilo City, Philippines under Psd-06-038923, to
wit:
That before the death of PEDRO SOLIVIO, he sold the Lot No. 4936-A-3-A with an area
of 308 square meters in favor of Hene C. Casama, married to Roberto Sobremisana, as Per Doc.
No. 732; Page No. 46; Book No. 93; Series of 1998 by Notary Public Attorney Santos Aguadera
and the Land Registration Authority thru the Registry of Deeds, Province of Iloilo issued a
Transfer Certificate of Title No. T-178516 registered the name of the VENDEE.

That on June 2, 2000, the late PEDRO SOLIVIO executed a DEED OF SALE in favor of
ARMANDO SUCALDITO SUTACIO, single and ALEJANDRO VILLALOBOS CARMAN,
married to Maria Dee Ann Sutacio, both of legal age, Filipino citizens and residents of Santa
Barbara, Iloilo, Philippines, covering an area of 593 square meters for the lot known and
identified as Lot No. 4936-A-3-B, being a portion of Lot No. 4936-A-3 duly notarized by Notary
Public-Attorney Juan C. Senupe Jr. under Doc. No. 338; Page No. 69; Book No. 08; Series of
2000, and the Bureau of Internal Revenue, Region VI, Molo, Iloilo City issued a corresponding
BIR-CERTIFICATE AUTHORIZING REGISTRATION No. 00208317 dated 7 July 2000 as a
proof that the Capital Gain Tax and Documentary Stamp Tax was paid. (photo copies of CAR
No. 00208317 and DEED OF SALE attached).
That in view of the foregoing and in accordance with the provisions under Section 1,
Rule 74 of the Rules of Court, I do hereby adjudicate unto myself the remaining subdivided Lots
under Lot No. 4936-A-3-C; Lot No. 4936-A-3-D and Lot No. 4936-A-E of the above described
parcel of land under Lot No. 4936-A-3 covered by Transfer Certificate of Title No. 178515 free
all liens and encumbrances.
