DEED OF EXTRA JUDICIAL SETTLEMENT OF ESTATE

WITH SALE

KNOW ALL MEN BY THESE PRESENTS:

We, BENEDICTA ISLA FERNANDEZ, DOMINADOR ISLA FERNANDEZ,

OSCAR ISLA FERNANDEZ, FLORENTINO ISLA FERNANDEZ, SUSITA
FERNANDEZ LEYSON, ERNESTO ISLA FERNANDEZ, HELEN FERNANDEZ
OSEÑA, LOURDES FERNANDEZ STA. MARIA, MERLITA FERNANDEZ DE LEON
and LETECIA ISLA FERNANDEZ, all of legal ages, Filipino Citizens, and with local
residence address at Brgy. Magsaysay, San Jacinto Pangasinan after having been duly sworn to
depose and state as follows:

1. That we are the surviving heirs of the late ALFREDO FERNANDEZ, who died on
29 January 2004 at Brgy. Magsaysay, San Jacinto, Manila;

2. That said deceased died intestate, without any Last Will or Testament, and without
any outstanding debts or accounts;

3. That the deceased left three (3) parcels of land of with (1) THREE THOUSAND
EIGHT HUNDRED THIRTY (3,830) square meters declared under TAX
DECLARATION No. 32-00060-05727, (2) ONE THOUSAND FOUR
HUNDRED EIGHTY-FIVE (1,485) square meter declared under TAX
DECLARATION No. 32-0006-00495 and (3) THREE THOUSAND EIGHTY
(3,080) square meter declared under TAX DECLARATION No. 1068 all located at
Brgy. Guibel, San Jacinto, Province of Pangasinan, Island of Luzon, Philippines,
covered under which is more particularly described as follows:

“TAX DECLARATION NO. 32-00060-05727”

“A parcel of Residential land with an area of ONE HUNDRED (100

square Meters and Unirrigated Riceland with an area of THREE
THOUSAND SEVEN HUNDRED THIRTY (3,730), square meter,
situated at Brgy. Guibel, San Jacinto, Pangasinan, Philippines;
Bounded on the North by Heirs oof BenitoFernandez & Alejandro
Fernandez; on the East by Domingo Solomon & Feliciana Songcuan;
on the South by Pedro Aldana & Laureano Callao; and on the West
by Andres Meneses; of the Assessor’s Office of San Jacinto,
Pangasinan with assessed value of Eighty-five Thousand Six Hundred
Twenty Pesos (85,620.00). Not yet registered under Act 496 nor
under the Spanish Mortgage Law but registrable under Act 3344 as
amended. Free from liens and encumbrances whatsoever.”

“TAX DECLARATION NO. 32-0006-00495”

“A parcel of Unirrigated Rice land with an area of ONE

THOUSAND FOUR HUNDRED EIGHTY FIVE (1,485) square
meters situated at Brgy. Guibel, San Jacinto, Pangasinan,
Philippines; Bounded on the North by Lot of Alfredo Fernandez; on
the East by Feleciano Songcuan; on the South by Aldana Severino
Callao; and on the West by Ernia Meneses; of the Assessor’s Office
of San Jacinto, Pangasinan with assessed value of Twenty Thousand
Seven Hundred Ninety Pesos (20,790.00). Not yet registered under
Act 496 nor under the Spanish Mortgage Law but registrable
under Act 3344 as amended. Free from liens and encumbrances
whatsoever.”

“TAX DECLARATION NO. 1068”

“A parcel of Irrigated Rice land with an area THREE THOUSAND

EIGHTY (3,080) square meters, situated at Brgy. Guibel, San
Jacinto, Pangasinan, Philippines; Bounded on the North by Lot of
 Tomas Sernesa & Macario Fernandez; on the East by Lot of Amado
Isla; on the South by Arroyo de Guibel; and on the West by Brgy.
Road; of the Assessor’s Office of San Jacinto, Pangasinan with
assessed value of Two Thousand Seven Hundred Twenty Pesos
(2,720.00). Not yet registered under Act 496 nor under the Spanish
Mortgage Law but registrable under Act 3344 as amended. Free
from liens and encumbrances whatsoever.”

4. That pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the Philippines,
and both being with full capacity to contract, we do hereby adjudicate unto ourselves
the land described above, in equal shares pro indiviso;
BY WAY OF DEED OF ABSOLUTE SALE
That FURTHER, and for and in consideration of the sum of FIFTY
THOUSAND PESOS (PHP 50,000.00) receipt of which is hereby
acknowledged by us to our full and complete satisfaction, we do hereby
TRANSFER by way of DEED of SALE unto ATTY. ANNA MARI
ESTRADA ABARCAR, of legal age, single, Filipino citizen, and with
residence address at Brgy. Guibel, San Jacinto, Pangasinan, Philippines, the
above-described property, to her heirs, assigns and successors-in-interests,
all our rights, interests and participation over the above-described three (3)
parcels of land of with (1) THREE THOUSAND EIGHT HUNDRED
THIRTY (3,830) square meters declared under TAX DECLARATION
No. 32-00060-05727, (2) ONE THOUSAND FOUR HUNDRED
EIGHTY-FIVE (1,485) square meter declared under TAX
DECLARATION No. 32-0006-00495 and (3) THREE THOUSAND
EIGHTY (3,080) square meter declared under TAX DECLARATION
No. 1068;

5. The Heirs/Vendors warrant that the subject property is not tenanted and free all
claims of third person or entities and that the provision of laws is satisfied to effect a
valid and enforceable transfer and conveyance on the said Subject Property;

6. The Heirs/Vendors further undertake to execute any and all documents, instruments
and deeds necessary, appropriate or required to effectuate this Deed and the
provisions herein contained and to transfer the title to the name of the Vendee.
7. The Heirs/Vendors hereby manifest that the adjoining boundary owners have been
notified hereof in accordance with Article 1623 of the New Civil Code.
