WITH SALE
1. That we are the surviving heirs of the late ALFREDO FERNANDEZ, who died on
29 January 2004 at Brgy. Magsaysay, San Jacinto, Manila;
2. That said deceased died intestate, without any Last Will or Testament, and without
any outstanding debts or accounts;
3. That the deceased left three (3) parcels of land of with (1) THREE THOUSAND
EIGHT HUNDRED THIRTY (3,830) square meters declared under TAX
DECLARATION No. 32-00060-05727, (2) ONE THOUSAND FOUR
HUNDRED EIGHTY-FIVE (1,485) square meter declared under TAX
DECLARATION No. 32-0006-00495 and (3) THREE THOUSAND EIGHTY
(3,080) square meter declared under TAX DECLARATION No. 1068 all located at
Brgy. Guibel, San Jacinto, Province of Pangasinan, Island of Luzon, Philippines,
covered under which is more particularly described as follows:
4. That pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the Philippines,
and both being with full capacity to contract, we do hereby adjudicate unto ourselves
the land described above, in equal shares pro indiviso;
BY WAY OF DEED OF ABSOLUTE SALE
That FURTHER, and for and in consideration of the sum of FIFTY
THOUSAND PESOS (PHP 50,000.00) receipt of which is hereby
acknowledged by us to our full and complete satisfaction, we do hereby
TRANSFER by way of DEED of SALE unto ATTY. ANNA MARI
ESTRADA ABARCAR, of legal age, single, Filipino citizen, and with
residence address at Brgy. Guibel, San Jacinto, Pangasinan, Philippines, the
above-described property, to her heirs, assigns and successors-in-interests,
all our rights, interests and participation over the above-described three (3)
parcels of land of with (1) THREE THOUSAND EIGHT HUNDRED
THIRTY (3,830) square meters declared under TAX DECLARATION
No. 32-00060-05727, (2) ONE THOUSAND FOUR HUNDRED
EIGHTY-FIVE (1,485) square meter declared under TAX
DECLARATION No. 32-0006-00495 and (3) THREE THOUSAND
EIGHTY (3,080) square meter declared under TAX DECLARATION
No. 1068;
5. The Heirs/Vendors warrant that the subject property is not tenanted and free all
claims of third person or entities and that the provision of laws is satisfied to effect a
valid and enforceable transfer and conveyance on the said Subject Property;
6. The Heirs/Vendors further undertake to execute any and all documents, instruments
and deeds necessary, appropriate or required to effectuate this Deed and the
provisions herein contained and to transfer the title to the name of the Vendee.
7. The Heirs/Vendors hereby manifest that the adjoining boundary owners have been
notified hereof in accordance with Article 1623 of the New Civil Code.
IN WITNESS WHEREOF, we have hereunto set our hands, this 23 rd June 2023 at San
Jacinto, Pangasinan, Philippines.

ACKNOWLEDGMENT
This instrument consisting of three (3) pages, including this page on which this
acknowledgment is written, refers to a DEED OF EXTRA JUDICIAL SETTLEMENT OF
ESTATE WITH SALE of three (3) parcels of land of with (1) THREE THOUSAND EIGHT
HUNDRED THIRTY (3,830) square meters declared under TAX DECLARATION No. 32-
00060-05727, (2) ONE THOUSAND FOUR HUNDRED EIGHTY-FIVE (1,485) square
meter declared under TAX DECLARATION No. 32-0006-00495 and (3) THREE
THOUSAND EIGHTY (3,080) square meter declared under TAX DECLARATION No.
1068 all located at Brgy. Guibel, San Jacinto, Province of Pangasinan, Island of Luzon,
Philippines, and has been signed by the parties and their witnesses and sealed with my notarial
seal.
