DEED OF EXTRA-JUDICIAL SETTLEMENT

OF ESTATE WITH ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Extra-Judicial Settlement of Estate With Absolute Sale, entered into by and among:

ERLINDA M. BELTRAN; and


BRYAN JOY M. BELTRAN;

all of legal age, Filipino citizens and residents of San Nicolas, Alcala, Pangasinan.

WITNESSETH:

1. That herein parties, wife and child, are the only compulsory and forced surviving heirs
of the late AGUSTIN BELTRAN, who died intestate on June 30, 2013, at San Nicolas, Alcala,
Pangasinan;

2. That, at the time of his death, decedent AGUSTIN BELTRAN is the owner of a parcel
of agricultural land, by way of Deed of Absolute Sale executed by and between Mario Ancheta
and the decedent, situated at Canarvacanan, Alcala, Pangasinan, particularly described as
follows, to wit:

“A parcel of agricultural unirrigated Riceland, situated at Canarvacanan, Alcala,


Pangasinan. Bounded on the North, by Damiana Saura; on the South, by Antonio Pobre; on the
East, by Rosario Cabatic; and on the West, by Mariano Lantin. Containing an area of TWENTY
FOUR THOUSAND AND NINETY ONE (24,091) SQUARE METERS. Presently covered by
Tax Declaration No. 17702, of the Tax Rolls of Alcala, Pangasinan”

3. That decedent Agustin Beltran did not leave any unpaid debts or obligation that may be
settled or satisfied by the parcel of land of the decedent above-described;

4. That herein parties, being all of legal age, with full civil capacity and sound
disposition, and invoking the Sec.1 Rule 74 of the Rules of Court, do by these presents
ADJUDICATE unto themselves, the estate of the decedent, consisting of the parcel of land
above-described, and PARTITION the same among themselves SHARE and SHARE ALIKE;

5. That, for the full efficacy of this settlement of estate, a legal notice thereof shall be
published once a week for three (3) consecutive weeks, in a newspaper of general circulation in
the Province of Pangasinan.

ABSOLUTE SALE

That, for and in consideration of the sum of FIVE HUNDRED THOUSAND


(Php.500,000.00), Philippine currency, paid to us in hand by, and receipt of which is hereby
acknowledged to our full satisfaction from, MARILOU CAÑETE MERCADER, single, of legal
age, Filipino citizen and resident of San Pedro Ili, Alcala, Pangasinan, herein parties-heirs,
hereby SELL, TRANSFER and CONVEY, absolutely, a parcel of land, with an area of
TWENTY FOUR THOUSAND AND NINETY ONE (24,091) SQUARE METERS, absolutely,
their rights and interests over the above-described portion of a parcel of land, to and in favor of
said Marilou Cañete Mercader, her heirs, successors and assigns, free from all liens and
encumbrances whatsoever, and the vendee-heirs warrant good title and peaceful possession of
the property in favor of herein vendee.

IN WITNESS WHEREOF, parties hereunto set their hands this 28th day of October 2020
at Alcala, Pangasinan.
