We, SHERILYN M. CALMA, married to Efren Q. Roque Jr. and CAROL M.


CALMA, single, both of legal age, Filipino, and residing at Pulong Matong Gen. Tinio, Nueva
Ecija, the legal owner of a parcel of land, more particularly described as follows:

That for and in consideration of the sum of SEVEN HUNDRED THOUSAND PESOS
(P700,000.00) Philippine Currency, receipt of which is hereby acknowledged from Spouses EDZEL M.
CALMA and MIRIAM B. CALMA, the herein Vendee, of legal age, Filipino, and residing at Gen.
Tinio, Nueva Ecija, do hereby SELL, TRANSFER and CONVEY and by these presents have sold,
transferred and conveyed absolutely and irrevocably the SIX THOUSAND SIX HUNDRED SIXTY
SIX (6,666) SQUARE METERS portion of the above-described parcel of land unto and in favor of the
said Spouses EDZEL M. CALMA and MIRIAM B. CALMA, their heirs, assigns and successors-in-
interest, free from all liens and encumbrances.

That I warrant valid title over the afore-described parcel of land herein sold to the
Vendee and I further agree to execute and sign any such documents as may be necessary and pre-
requisite to convey flawless title to the herein Vendee.

We, Spouses EDZEL M. CALMA and MIRIAM B. CALMA , of legal age, Filipino, and residing
at Gen. Tinio, Nueva Ecija, do hereby name, constitute and appoint MA. LIBRADA D. DASALLA, of legal age,
Filipino, and residing at Cutcut, Guiguinto, Bulacan , to be my true and lawful Attorney-in-fact, for me and in my
name, place and stead, to do and perform the following special powers, to wit:

1. To represent us with BIR, Registry of Deeds, Municipal Assessor, and any other
government agency regarding the property covered by NT-333629 and NT-333628;

2. To sign, execute and deliver all documents related to the of above-mentioned


property;

3. To pay the necessary taxes due and issue acknowledgement of the same;

4. To receive title and certificate, Tax Declarations and issue acknowledgement of the
same;

5. And generally to do and perform all and every acts and things which may be requisite,
necessary or proper to carry out the above purposes.

And hereby give and grant said Attorney-in-fact full power and authority to do and perform every act
necessary, requisite or proper to be done in and about the premises as fully as we might or could do if we are
personally present, with full power of substitution and revocation, hereby ratifying and confirming all that our said
Attorney-in-Fact shall lawfully do or cause to be done by virtue hereof.
