DEED OF EXTRA-JUDICIAL SETTLEMENT OF ESTATE WITH SALE

KNOW ALL MEN BY THESE PRESENTS:

We, TEODORO MENDOZA AQUINO and CHARO AQUINO HANES, all of legal age,
Filipino citizens and residents of #14-C Cardones St., Zone 2 Central Signal, Taguig City, on our own
volition, declare as follows:

1. That we are the surviving heirs of the late SPOUSES GENE G. AQUINO and
ESCOLASTICA D. MENDOZA who died on June 6, 1998 and July 19, 2017 respectively in
Los Angeles California;

2. That said deceased died intestate, without any Last Will or Testament, and without any
outstanding debts or accounts;

3. That the deceased left an estate consisting of a real property and which is more particularly
described as follows:

Tax Declaration No. 00027

“A parcel of land (Cadastral Lot No. 1657-P) situated at San Ramon, Manaoag,
Pangasinan. Bounded on the North by Eugenio Bautista Cads 565-D, Case 8; on the
South by Candido Mendoza; on the East by Sps. Gene Aquino & Escolastica
Aquino; and on the West by Eugenio Bautista containing an a total area of 1,134
square meters under the name of Escolastica Mendoza and Gene Aquino.”

4. That pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the Philippines, and being
with full capacity to contract, we do hereby adjudicate unto ourselves the property described
above, in equal shares pro indiviso;

5. That this Deed of Extrajudicial Settlement has been published once a week for three (3)
consecutive weeks in a newspaper of general circulation;

ON THE DEED OF SALE

That for and in consideration of the sum of FIFTY THOUSAND PESOS ONLY (Php
50,000.00) Philippine currency, to us in hand paid by MELBA M. MEDINA, of legal age, Filipino
citizen, married and a resident of #14-C Cardones St., Zone 2 Central Signal, Taguig City, We
TEODORO MENDOZA AQUINO and CHARO AQUINO HANES, THE HEIRS OF THE
LATE ESCOLASTICA D. MENDOZA and GENE G. AQUINO hereby SELL, CEDE,
TRANSFER and CONVEY unto and in favor of MELBA M. MEDINA the above-described
property.

That we hereby deliver peaceful possession and ownership unto MELBA M. MEDINA the
above-described property free from liens and encumbrances, and hereby defend from all lawful claims
of any person/s whomsoever.

That the provisions of Article 1623 of the New Civil Code of the Philippines and the pertinent
provisions of the Land Reform Code regarding notices has been fully complied with.

IN WITNESS WHEREOF, we have hereunto set our hands this November 15, 2022 in
Mangaldan, Pangasinan.
