DEED OF ABSOLUTE SALE OF A PORTION OF A REGISTERED PARCEL OF

LAND

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale of a Portion of a Registered Parcel of Land has been
made, executed, and entered in La Trinidad, Benguet by and between:

Emma Elman, of legal age, single, Filipino and a resident of Gusaran Street,
Extension Wangal, La Trinidad, Benguet, Philippines, herein referred to as the
VENDOR;

-and-

Louis Tiden Aniban, likewise of legal age, married to Larnie Lam-osen Aniban,
Filipino and a resident of 1523 T4 Avida Centera Reliance St., Highway Hills, City of
Mandaluyong, Philippines herein referred to as the Vendees.

Witnesseth:

That the vendor is the true and lawful registered owner and possessor in fee
simple of that certain registered parcel of land embraced under Transfer Certificate of
Title (TCT) No. 016-2020001053 of the Register of Deeds of La Trinidad, Benguet and
Assessment of Real Property No. 2010-03-16-03175 with a total area of Three
Thousand Three Hundred Eighty-One (3381) square meters, more or less, located at
Wangal, La Trinidad, Benguet and which is more particularly described as follows to wit:

Transfer Certificate of Title No. 016-2020001053

Please refer to the attached copy of TCT No. 016-2020001053 marked as


Annex “A” for ready reference of the complete technical description of the
property;

That for and in consideration of the sum of Two Million Three Hundred Seventy-
Five Thousand Pesos only (Php 2, 375, 000. 00) only, Philippine currency, in hand paid
to the Vendor and acknowledged to have received from the Vendee to her full, final
satisfaction, and settlement, the Vendor hereby voluntarily and freely sells, cedes,
conveys and transfers, in an absolute manner as she hereby sold, ceded, transferred,
and conveyed unto said Vendees, all her rights, title, ownership, and participation over a
portion of the real property described above, which portion consists of Two Hundred
(200) square meters, more or less. The portion sold is particularly described in the
hereto attached Consolidation -Subdivision Plan marked as Annex “B”.

The Vendor hereby warrant that the portion of the parcel of the registered land
sold is free from any lien, charges or encumbrances, and that they shall defend the
Vendee against any claim of any person whatsoever.

The portion of land subject of this Sale is not tenanted nor primarily devoted to
rice and corn production as of October 21, 1972. Further, the requirements of Article
1623 of the New Civil Code have been complied with.

IN WITNESS WHEREOF, the parties have hereunto set our hands this August 6,
2022 at La Trinidad, Benguet, Philippines.
