Contract to Sell

 KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL, made and executed this 26 th day of March

2019 by and between:

MERWIN D. LANSANGAN, of legal age, Filipino, and with residence

and postal address at Fil-Am Village, Babo Pangulo, Porac, Pampanga,
hereinafter referred to as the "VENDOR";

-AND-

PAUL VINCENT D. LUSUNG, of legal age, Filipino, and with residence

and postal address at Brgy. Cangatba, Porac, Pampanga, hereinafter referred to
as the "VENDEE".

WITNESSETH;

WHEREAS, the VENDOR is the registered owner of a lot consisting of

THREE HUNDRED SQUARE METERS (300), located at Brgy. Cangatba, Porac,
Pampanga and covered by Transfer of Certificate of Title No. 589689-R

WHEREAS, the VENDEE has offered to buy and the VENDOR has

agreed to sell the above-mentioned property under the terms and conditions
herein below set forth;

NOW THEREFORE, for and in consideration of the total sum of FIVE

HUNDRED FIFTY THOUSAND PESOS (Php 550,000.00) Philippine Currency,
and of the covenants herein after set forth the VENDOR agrees to sell and
the VENDEE agrees to buy the aforesaid property subject to the following terms
and conditions, to wit:

1. The total consideration shall be FIVE HUNDRED FIFTY

THOUSAND PESOS (Php 550,000.00) Philippine Currency.

2. The Vendee shall pay the Vendor of P350, 000.000 upon execution
of this contract;

3. The balance shall be paid through issuance of 10 post-dated checks

in an amount of P20,000.00 each by the Vendee.

4. Capital gains tax shall be to the account of the VENDOR.

5. All other transfer taxes shall be to the account of the VENDEE.

6. Possession to the subject property shall be delivered by

the VENDOR to the VENDEE upon full payment.

7. The VENDOR shall not be allowed to sell the said lot to any other
individual, corporation and association.
