SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, SPS. NOEL K. RICARRENTE & NITA M. RICARRENTE, Filipinos,

both of legal age and residents of Calicanto, Batangas City, do hereby APPOINT,
NAME and CONSTITUTE NICETAS NORIEGA, of legal age, Filipino, married
and a resident of Calicanto, Batangas City, as my true and legal representative to
act for and in my name and stead and to perform the following acts to wit:

1. To file, transact, sign, receive and follow-up all pertinent papers

and documents at the
pertinent Bureau of Internal Revenue (BIR), Register of Deeds
& Office of the Municipal/City Assessor and with any
government or private entity or institution, relative to the
transfer of  ownership of a parcel of land covered  by Transfer
Certificate of Title No. T-132904 which we sold to MARIA
LETICIA U. DAZA, EVELYN U. ESPIRITU, ROMMEL M.
UMAHON and SHIELA U. DE LOS REYES.

2. To make, sign, execute, deliver and receive contracts, agreements,

and any and all documents and other writings of whatever nature or
kind which includes the Owner’s Duplicate Copy of Transfer
Certificate of Title No. T-132904, as may be necessary to carry into
effect the foregoing authority and to bind myself in any covenant with
PDIC and/or the closed bank that PDIC represents as regards
thereto.
3. To perform any and all relative matter for the fulfillment of the given
authority.

Hereby giving and granting unto our said attorney-in-fact full power and
authority to do and perform all and every act and thing whatsoever requisite and
necessary to be done in and about the premises, as fully, to all intents and
purposes, as I might or could do if personally present, with all power of
substitution and revocation, and hereby ratifying and confirming all that our
attorney or his/her substitute shall lawfully do or cause to be done by virtue
thereof.
