SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, RUBEN SANIDAD, of legal age, Filipino, and presently residing at Villa Rosemarie
Subdivision, San Miguel Betis, Guagua Pampanga, do hereby name, constitute, and appoint
RAYMOND CARRIEDO, of legal age, married, Filipino, and with office address at 25-A San
Jeremias St., Karuhatan, Valenzuela City, to be my true and lawful attorney-in-fact, for me and
in my name, place and stead and for me use and benefit to do any of the following acts and
deeds:

1) To process in our behalf the transferring of Title covered by TCT No. 568263-R, with the
Bureau of Internal Revenue, Assessor’s Office of Pampanga, and the Registry of Deeds of
Pampanga;

2) To secure and sign any pertinent documents in connection of the transferring of our land
property located in Brgy. San Miguel, Guagua, Pampanga, with the other government
offices and instrumentalities;

3) To pay miscellaneous fees in connection with the process of the transferring of our real
property ;

4) To secure, receive, any documents such as Transfer Certificate of Title, Tax Clearance,
Tax Declaration, Tax Mapping and other documents; and

5) To do any and all things necessary and proper to be done for the accomplishments of any
and all powers vested upon my said attorney-in-fact.

GIVING AND GRANTING unto my said attorney-in-fact full power and authority to
do any act and deed whatsoever necessary and required to be done in the premises, as fully to all
intents and purposes as we might or could lawfully do if personally present, and hereby ratifying
and confirming any and all that acts my said attorney shall lawfully do or cause to be done by
virtue of these presents.
