SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, BENEDICTO TRINIDAD PINEDA, of legal age, Filipino Citizen, and a resident of

#21B Kappa St., San Bartolome, Novaliches, Quezon City, do hereby NAME, CONSTITUTE
and APPOINT HONNEY KATTLEYA B. AGBISIT, of legal age, Filipino and a resident of
Brgy. Ramada, Maria Aurora, Aurora, to be my true and lawful Attorney-in-Fact for me, in my
name, place and stead to do and perform the following acts and things, to wit relative to the lands
left by the late ALEJANDRO FERRERAS, father of the late URBANO FERRERAS,
wherefore as well the father of the late LUISA FERRERAS, widow, died on December 24,
1994 at Quezon City, Metro Manila.

HEREFORE, granting unto said attorney in fact the land of ALEJANDRO FERRERAS
lot. 858, CAD-185 situated in Brgy. Suklayin, Baler Aurora, Aurora, Province of Quezon, Island
of Luzon, Phillipines;

1. To attend, all hearing, to sell and transact with any private and government agencies,
to administer, take charge with our property/ies described above, with respect to sign,
execute, receive in my name all papers or documents that may be required to
accomplish the above-mentioned purposes;
2. To claim, receive withdraw any amount of money whether cash or in check in any
bank;

3. To release/claim, receive any important documents relative to the subject property;

4. To execute, sign authenticate, and enter into any and all contracts/DEEDS and
agreements for us and in our name with any person or entity;

5. This instrument of SPECIAL POWER OF ATTORNEY shall be in full force and

effect for as long as, we the grantor have not revoked it in writing.

HEREBY GIVING AND GRANTING unto the said attorneys-in-facts full power and
authority to do and perform the above-acts and things as full to all intents and purposes as I
might or could do if personally present with all power of substitution and revocation, and hereby
ratifying and confirming all that my said attorney-in-fact of her substitute shall lawfully do or
cause to be done by virtue thereof.
