citizens, Filipino, married, and with residence at Purok #89 Filipinas Subdivision Mag Asawang Ilat,
Tagaytay City, Cavite do hereby appoint, name and constitute, VICENTE JR. MAGRAMO
FLORES, senior citizen, married and with residence at San Agustin, Romblon, to be our true and
lawful attorney, for us and in our name, place and stead, to do and perform the following acts, deeds
and things to wit:
1. To represent us before the Bureau of Internal Revenue, Assessor’s Office covering the
jurisdiction of San Agustin, Romblon, and the appropriate Register of Deeds in connection
with the registration of that Deed of Absolute Sale executed in our favor by MAXIMO
MAGRAMO covering that parcel of land covered by T.D No. 00604 PIN 033-12-007-06-
050; To settle all taxes (e.g. capital gains tax and real property tax), fees, and expenses
related to the registration of the aforesaid sale in our favor; To process the transfer of tax
declaration for and in our names;

2. To obtain all documents such as but not limited to Certificate of No Improvement required
for the registration of the said sale with the abovementioned government offices and
agencies;

3. To do and perform any and all other lawful act and deeds necessary to undertake the
execution and finalization of the said property.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority
to do and perform any and every act, and thing whatsoever requisite and necessary to be done in and
about the premises, as fully to all intents and purposes as I might or could lawfully do if personally
present and hereby ratifying and confirming all that my said Attorney-in-Fact shall lawfully do or
cause to be done by virtue of these presents.

changes to the plan pertaining to the said construction project located at the abovementioned
location;

3. To make, execute and sign documents and/or instruments relative to the aforesaid authority;

4. To do and perform any and all other lawful act and deeds necessary to undertake the
execution and finalization of the said construction.
