SPECIAL POWER OF ATTORNEY

JULIO LORICO JR., married to Marilyn P. Lorico, CORA F. LORICO, married to Nathaniel
Tipora; LIGAYA R. LORICO, single, FILIPINA R. LORICO, married to Juanito Buan, and CHITO R.
LORICO, married to Analisa F. Lorico, all of legal ages, Filipino citizens and with residential
address at Luisiana, Laguna, by this presents do hereby, NAME, APPOINT AND CONSTITUTE
BAYANI R. LORICO, of legal age, married to Marissa R. Lorico, and Filipino citizen, as our true
and legal representative to act for and in our name and stead and to perform the following acts:

To act as our representative with full authority to transact business in


connection with the parcel of land covered under Lot 4690-A, Csd-04-047806 situated
in Barangay San Antonio, Municipality of Luisiana, Province of Laguna, with the following:

1. To administer, sign, and transact with relevant government agencies such as


Department of Agrarian Reform (DAR), Registry of Deeds, Assessor’s Office and the
Bureau of Internal Revenue (BIR) in connection with the aforementioned parcel of land;
2. To cause the transfer of the Title of the aforesaid parcel of land;
3. To secure the necessary documents including Certified copy of Title from the Registry
of Deeds; Tax Declaration from the Assessor’s Office, both municipal and provincial;
and other documents relevant and necessary to effect such transfer;
4. To make payment of fees, taxes, assessments in connection with the said transfer;
5. To surrender documents, execute waivers and undertakings and any other instrument
necessary and required to transfer the portion of the property to the transferee;
6. To sign the subdivision plan, administer, and execute all transactions in connection
with the approval of subdivision plan to the DENR Region IV (CALABARZON)-
Calamba, Laguna in connection with the transfer of the title with BIR approval;
7. To administer, sign, and execute all dealings in connection with the transfer of title to
other Government agencies;
8. To do all other acts and things as may be necessary to effect the foregoing authority;

HEREBY GIVING AND GRANTING unto our said Attorney-in-Fact full power and
authority to do and perform all and every act requisite or necessary to carry into effect
all the foregoing authority as fully to all intent and purposes as we might or could
lawfully do if personally present and acting hereby ratifying and confirming all acts that
our said attorney-in-fact shall lawfully do or cause to be done by virtue hereof.
