WITNESSETH: THAT

WHEREAS, the HEIR is the sole and legitimate and compulsory heir of the deceased, Sps.
ELIGIO VILLAFANE and MERCEDES SANTUYO, who died on the

WHEREAS, said deceased died intestate, without will or testament and without any
outstanding debts in favor of any person or entity;

WHEREAS, pursuant to Sec. 1 Rule 74 of the Revised Rules of Court of the Philippines,
and the parties herein being all of age, and with full capacity to contract, we do hereby
adjudicate unto ourselves the parcel of land described above;

FURTHER, for and in consideration of the amount of FOUR HUNDRED FIFTY-SIX


THOUSAND TWO HUNDRED FIFTY (PHP 456,250) and ONE HUNDRED THOUSAND (PHP100,00)
respectively, the receipt hereof is hereby acknowledge in full from the BUYERS, I will do hereby
SELL, TRANSFER, CONVEY AND DELIVER, by way of ABSOLUTE SALE, unto the BUYERS, their
heirs, assigns, executors, and administrators and successors-in-interest, the above described
parcel of land free from any lien and encumbrance whatsoever.

I hereby affirm that I have executed the foregoing instruments out of my own voluntary
free will, without any force, intimidation or violence made upon my person;
