OF REGISTERED LANDS
WITH IMPROVEMENTS

KNOW ALL MEN BY THESE PRESENTS

This CONDITIONAL DEED OF SALE OF REGISTERED PARCELS LAND WITH


IMPROVEMENTS made and executed by and between:

Sps. JERSON DE VERA and GERALDINE DE VERA, of legal age, married


Filipino citizens and residents of Abatan, Buguias, Benguet, Philippines and
herein referred to as the VENDORS:

-and-

DR. MONALISA C. OCAMPO and MARYROSE B. CATAPANG, of legal age,


Filipino citizens, and residents of no. 22 Purok 6, Saint Joseph Village Navy Base,
Baguio City, Philippines, and herein referred to as the VENDEES;

WITNESSETH

1. That the VENDORS are the registered owners and present


possessors of registered parcels of land with Improvements as
evidenced by herein attached copies of Titles as Annexes “A, B and
C”;

2. That the parcels of land above-mentioned are technically described


as follows:

3. That in the Extrajudicial Settlement which was notarized by Atty. Rex Alvin
A. Bilagot on November 21, 2016, with document number 27, page
number 11, book number X, series of 2016, a parcel of land with the
following details was conveyed by way of Simultaneous Deed of Sale to
herein vendor, Jerson D. De Vera, to wit:

Tax Declaration number 39-0014-00204

“A parcel of Agricultural land situated at Brgy. Bulaoen West, Sison Pangasinan. Bounded
on the north by lot 4316; on theEast by Abenolong River; on the west by lots 4315 and
4317 and on the South by Lot 4313. Containing an area of THREE THOUSAND THREE
HUNDRED TWENTY EIGHT (3,328) SQUARE METERS, more or less and declared for
taxation purposes under tax declaration No. 39-0014-00204 in the Office of the Municipal
Assessor of Sisson, Pangasinan.”

4. That the VENDORS declare the parcels of registered land describe above
are free from all liens and encumbrances.

NOW THEREFORE, for and in consideration of the sum Seventeen Million


Pesos (P17,000,000.00), Philippine currency, herein VENDORS hereby
CONDITIONALLY SELL, TRANSFER, and CONVEY unto the VENDEE, their heirs,
assigns, and successors-in-interest the afore-stated Parcels of Land under the
following condition:

a. The Vendees shall advance One Million Pesos (Php 1,000,000.00) as


Partial payment of the total amount of consideration;

b. The a Deed of Absolute will be executed for the Vendees to use as


collateral for loan purposes in order to pay the balance of Sixteen
Million Pesos (Php. 16,000,000.00) upon the release thereof;

c. The Vendees pay all expenses for the notarization of this


Instrument, taxes for the transfer to their name the title and tax
declaration of the properties;

IN WITNESS WHEREOF, we have hereunto affixed our signatures this


29th day of April 2021, at Baguio City Philippines.

they executed this instrument as their free and voluntary act and deed.

The foregoing instrument refers to a Deed of Conditional Sale of a registered


Parcels of Land, consisting of three (3) pages including the page on which this
acknowledgement is written, signed by the parties and their instrumental witness
on each page hereof, and they acknowledge to me that the same is their free
and act and voluntary deed.
