DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made and entered into this day of

, 2023, by and between:

LUISA JUVIDA LAGAYA-BIEREN, widow of legal age. Filipino, and residents

of Calauag, Quezon (hereinafter referred to as the "DONOR");

-and-

GETULIO N. VILLATUERTE, widower, of legal age. Filipino, and with postal

address at Brgy. Sta. Brigida Calauag, Quezon (hereinafter referred to as the "DONEE")

WITNESSETIH: That

WHEREAS, the DONOR wish to donate their properties to DONEE who is his
cousin and caretaker.

WHEREAS, the DONOR is the owner in the simple of parcel of land located in
Brgy. Sta. Brigida Calauag. Quezon as evidenced by Transfer Certificate of Title No.
066-2018003582 (hereinafter referred to as the subject properties) more particularly
described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 066-2015003552

"A parcel of land (lot 2422-C-5 of the plan (LRC) Psd-04-244439 being a portion
of lot 22422-C of the Cadastral Survey of Calauang, Psd- 04-000892, LRC
Rec. No. 900) situated in the Brgy. of Sta. Brigida, Mun. of Calauag,
Province of Quezon. xxx containing an area of One Hundred Square Meters
(100sqm), more or less. - xxxx"

Copy of Transfer Certificate of Title No. 066-2018003582 is attached hereto as

Annexes "A" and made an integral part hereof.

NOW, THEREFORE, for and in consideration of the foregoing and the terms and
conditions hereinafter set forth, the Parties hereby agree, as they have agreed as follows:

1. For and in consideration of the love, affection and generosity which the
DONOR have for the DONEE, the DONOR hereby transfer and convey, by
way of donation unto the said DONEF her heirs, assigns and successors in-
interest, the Subject Properties together with all the improvements found
thereon free from all liens and encumbrances.

2. The DONOR affirms that this donation is not made with intent to defraud
their creditors, and that they have sufficient funds and property reserved
for themselves and their obligations.

3. The DONEE hereby accepts the donation of the aforesaid Subject Property,
and expresses his gratitude for the kindness and liberality of the DONOR.

4. The DONOR shall shoulder the Donor's Tax and any and all taxes, cost and
expenses that may be incurred by virtue of this Deed to affect the transfer of
the Subject Property into the name/s of the party/ies.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date
and at the place above written.
