DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This instrument, made and executed at the , Philippines,


by and between:

JOHN PHILIP MARTINEZ, of legal age, Filipino, married, resident of and with postal
address at Lot 31 Dahlia St., MCB-1 Subd., San Agustin, Novaliches, Quezon City, hereinafter
referred to as the VENDOR;
-in favor of-

Spouses RENATO ELLAO HERNANDEZ and IDONAH JARDIN HERNANDEZ,


both of legal age, Filipinos, residents of and with postal address at Brgy. Putol, Tuy, Batangas,
hereinafter referred to as the VENDEE.

WITNESSETH:

That the VENDOR is the owner of a parcel of land, of an unsegregated three thousand
four hundred (3,400)-square meter portion of that parcel of land, acquired from United Overseas
Corporation, represented by its President, situated at Caloocan, Balayan, Batangas, more
particularly described as follows:

Transfer Certificate of Title No. T-055-2014001745

“A parcel of land (Lot 6, Plan No. PSD-04-233461, portion of Block 119,


FCS-041003-009103, Balayan Cadastre, situated inthe Barrio of Caloocan,
Municipality of Balayan, Province of Batangas, Island of Luzon. Bounded on the
West, from line 1-2 by adjoining Lot (5), Lot 2, PSD-04-233461; on the NW.,
along line 2-3 by Lot 1, Block 13, PCS-041003-009103; ON THE NE., along line
3-4 by Lot 314-A-3, (LRC) PSD-193666; and on the South, along line 4-5 by
Road Lot 13; containing an area of SIXTEEN THOUSAND EIGHT HUNDRED
SEVENTY-SEVEN SQUARE DECIMET4RS (16,877), more or less.”

That for and in consideration of the sum of ONE MILLION FIVE HUNDRED
THOUSAND PESOS (₱1,500,000.00), Philippine Currency, in hand paid by the BUYER and
acknowledged by the SELLER to have been received, VENDOR herein do hereby SELL,
TRANSFER and CONVEY unto the VENDEE, their heirs, assigns and successors-in-interest,
the THREE THOUSAND ONE HUNDRED FIFTY-SIX (3,156) unsegregated portion, free from
all liens and encumbrances. It is understood however understood that the property sold is only a
portion of the property covered by this title and that VENDOR herein warrants exclusive
ownership over the mentioned unsegregated portion and shall protect the same against all claims
of third parties.

It is further understood that payment of capital gains and documentary stamp tax shall be
assumed by the buyer, including the registration and transfer of the same with the Registry of
Deeds of Nasugbu, Batangas in favor of the VENDEE.
