RENTAL AGREEMENT

This Agreement is executed at Chennai on this 16 th day of April 2018


between Mrs Savithri D/o Mr. Vaidhanathan, owner of 31/B Balaji Nagar, Nagarajan
Street, Koil Padhagai, Avadi, Chennai 600062, herein after called the “ LESSOR”
( Which expression shall include his heirs, successors, legal representatives and
assignees) of the ONE PART and Mr Edward Jones S S/o Mr. Sandhanam S, aged
29 years, working in Lucas TVS Ltd, Padi Chennai – 600 050 herein after called “
LESSEE”( which expression shall include his heirs, successors, legal representatives
and assignees) of the OTHER PART

WHEREAS the lessor is the absolute owner of 31/B Balaji Nagar, Nagarajan Street, Koil
Padhagai, Avadi, Chennai 600062

WHEREAS the lessor has agreed to give and the lessee has agreed to take the above
premises on rent from 01.04.2018 to 31.03.2019 for residential purpose only

NOW THEREFORE IT IS AGREED BETWEEN THE PARTIES HERE TO AS


FOLLOWS

1. The lease will be for a period of 12 months commencing from 01.04.2018


and expiring on 31.03.2019.
2. In consideration of the terms and conditions and the rent therein reserved the
lessor will convey and lessee will take possession of the premises to hold the
same under the terms and conditions mentioned in this deed on 16.04.2018
3. The lessee shall pay the rent of Rs 13500/- ( Rupees Thirteen Thousand and five
hundred only) per month for the period of 12 months on or before 5 th of the
month. The lessee shall extend a non- interest bearing security deposit of Rs
10,000/- (Rupees Ten thousand only) which shall be returned on the termination
of the rental agreement and on vacation of the premises. The amount of Rs
10,000/- (Rupees Ten thousand only) is paid to the lessor on 20.04.2018
4. After the vacation of the premises on the expiry or on prior termination of the said
agreement, the lessor shall refund the security deposit. The Date / terms of
vacation of the premises is fixed in this rental agreement.
5. The lessee shall pay electricity charges, Water charges, and all maintenance
charges.
6. The lessee shall not carryout any structural additions or alterations to the building
without the consent of the lessor. At the expiry of the terms of the lessee or on
sooner termination of the lease, the lessee shall deliver to the lessor the vacant
possession of the premises in original condition but subject to natural wear and
tear.
7. The lessor shall bear the property / municipal / water tax in respect of the
premises.

8. The lessor undertakes to perform his obligations hereunder fully to comply with
the requirement of municipal or other authorities and guarantees peaceful
occupation of the premise by the lessee.
9. The day to day repairs such as fuses, leaking of water tapes, electrical fittings
etc, and maintenance of electrical / sanitary and all other fittings and fixtures shall
have to be carried out by the lessee at his own cost, but any major repairs such
as breakage, bursting of sanitary pipes, cracks in construction shall be the
responsibility of the lessor.
10. That the lessor shall at any times has free and unobstructed access to the
premises for inspection and carry out repairs at reasonable time with prior
information.
11. That the Lessee shall not sublet, assign or transfer or otherwise part with the
possession of the whole or any part of the premises or use the house otherwise
than for residence.
12. Either party terminate the rent any time by giving 30 days notice to the other
party or by paying 30 days rent in lieu thereof. This notice period shall start from
the first of a calendar month.
