​MEMORANDUM OF LEASE AGREEMENT

This Agreement has been made at Ranchi on 01/10/20


BETWEEN
SHRI. NIRAJ SHARMA​, s/o Late Ratan Lal Sharma , 98 , Nehru Marg , Road
No-1, Ashok Nagar , Dhanbad- 834010 , Jharkhand, hereinafter called “Lesssor” of
the ​ONE PART;
​AND
MR. Prakash Narayan Kumar , ​s/o – Sri Ramdeo Singh , Village – Sipah , P.O.-
Basantpar , Dist- Siwan (Bihar) PIN- 841406, hereinafter called “Lessee” of the
OTHER PART;
WHEREAS , the lessor as the owner of the building location Flat No.- 101 , Suraj
Apartment , R K Path , NSK Puri , Patna -800013 , wants to give on rent for
resident purpose hereafter referred as the “demised Premises” which the lessor
has to let out and the lease has agreed to take the same on rent on the terms and
conditions here in appearing:
1. The lease will be for period of 11(Eleven) months which will commence on
01.08.2020 and will expire on 30.06.21.
2. Demised premises is absolutely for residential purposes.
3. Rent of the demised premises will be Rs.13200/- ( Rupees Thirteen
Thousand Two Hundred Only) payable in advance by the 1​st​ week of the
each calendar month through NEFT respectively.
4. An interest free deposit of Rs. 13,200/- (Rupees Thirteen Thousand Two
Hundred Only ) as security deposit has been paid to the lessor.
5. The lessor and lesse agrees to extend for lease. The notice of such extension
shall be given by the lessee at least 1 month (One month) prior of the expiry
of the lease.
6. The lease agreement can be extended for the period of 11 (Eleven ) months
on the same terms and conditions and at the time of the renewal of the lease
agreement the monthly rent shall be hiked to Rs . 14000/- (Rupees Fourteen
Thousand Only) per month thereafter.
7. The lessee will vacate the premises only after giving one month prior notice
to the lessor and as such if the lessor wants to take back the premises he
wants to give 1 (one ) month prior notice to the lessee for vacating the leased
premises.
8. The lessee undertakes not to sublet the premises to other person or persons.
9. The lessee shall not do or cause to be done any act or activity of illegal ,
immoral, unsocial nature in the demised premises and will not create any
nuisance to the neighbourhood in any manner whatsoever. The lessee shall
not keep any unlawful materials in the demised premises otherwise he will
have to vacate the premises immediately.
10.The lessee will not make any structural additions or alterations to the
demised premises and clearing inside the house and surrounding to be
mentioned by lessee.
11.The lessee shall handover the premises in the same condition as it was
handed over at the time of entrance and then the security deposit will be
released to the lessee through cash.
12.The lessee shall clear the electricity charges by 7​th​ of every month according
to energy meter reading.
13.The use of air conditions is not allowed , if in case based on the urgency the
split air conditions may be used only after approval and advance information
from the landlord. Prior to vacating the house , arrangement made to fix the
air conditioner shall be retained in original position by lessee
In witness of the above lessor and lessee hereby affix their signature
in taken of having executed this deed if lease agreement on this date
01.08.20 on above mentioned terms & conditions and they shall be fully
binding upon them.
