RENEWAL CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and executed this __________________at the


Makati City, Metro Manila, Philippines by and between:

___________________, of legal age, and with postal address at


_______________________________________________________________________,
hereinafter referred to as the LESSOR.
-AND-
-___________________, of legal age, and with postal address at 222B Milkweed
Street, Makati Homes, Barangay Rizal, Makati City, hereinafter referred to as the
LESSEE.

-W I T N E S S E T H-

That the parties are the same parties referred to in a Contract of Lease for
the_______________________, Condominium Unit situated
along__________________________, and hereinafter referred to as the LEASED
PREMISES

That the parties have agreed to renew the said Contract of Lease for (1) ONE
YEAR to take effect on DECEMBER 31, 2019 to DECEMBER 30, 2020, renewable
at the mutual agreement of both parties. That the monthly rental will be PESOS:
ELEVEN THOUSAND FIVE HUNDRED (Php 11,500.00) Philippine Currency
EXCLUSIVE of Association Dues, VAT, E-VAT, withholding tax, electricity, telephone,
water, cable etc.
That upon signing of this Renewal Contract of Lease, the LESSEE shall issue to
the LESSOR TWELVE (12) post-dated checks, each check in the amount of PESOS:
ELEVEN THOUSAND FIVE HUNDRED (Php 11,500.00) Philippine Currency
representing LESSEE’S monthly rentals for (1) ONE YEAR from DECEMBER 31,
2019 to DECEMBER 30, 2020. That all the provisions of the original Contract of Lease
mentioned shall remain in full force and effect.
That Security Deposit of PESOS: TWENTY TWO THOUSAND (Php
22,000.00) Philippine Currency of which the LESSOR is already in receipt of shall
continue to be held by the LESSOR up to the expiration of this renewal of contract. And
in the event LESSEE will not renew the contract, the deposit will be returned to LESSEE
sixty (60) days after expiration of the contract less whatever amount of utilities, e.g.
electricity, cable, telephone, water, etc., still due to the LESSEE, and any damages in the
unit that are for the account of the LESSEE.

Should the LESSEE terminate the Lease before the lapse of (1) ONE YEAR, the
LESSEE shall pay all outstanding accounts due for association dues and utilities, etc., and
shall further forfeit the DEPOSIT amount in favor of the LESSOR.

This Contract is binding on all the heirs, assigns, and successor-in-interest of both parties.
IN WITNESS WHEREOF, the parties hereto have set their hands on this
instrument on the date and place above-mentioned.
