RE: COMMENCEMENT OF LEASE

Dear Mr. ____________,

We would like to inform you of the official commencement date of the Lease Contract executed between
you and Northern Star Energy Corporation (“Northern Star”), in relation to Article 1.2 and 1.3 of the
Contract, which states:

“1.2 TERM. The lease under this Contract shall be for a Period of fifteen (15) years form
commencing upon expiration of the GRACE PERIOD provided in 1.3 of this Article. The LESSEE
shall have the right to pre-terminate this Contract based on reasonable grounds, provided
that a written notice is served to the LESSOR, thirty days from the intended termination date
of Contract;”

“1.3 (GRACE PERIOD. The LESSOR shall give the LESSEE a _______days rent-free, grace
period commencing on _____________ (“Grace Period”). The LESSEE shall use the Grace
Period for the purpose of refurbishment of the Service Station, and/or for securing all permits
and licenses necessary for the business operations of the LESSEE, and to construct a gasoline
service station on the Leased Premises.
