REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This mortgage contract is entered into by and between:

MILAGROS T. LEGASPI, of legal age, Filipino, single and a resident of

Hagonoy Crossing, Hagonoy, Davao del Sur, hereinafter referred to as the
FIRST PARTY MORTGAGOR; and

PANGCATAN BARODI SULTAN, likewise of legal age, Filipino, married

and a resident of Minanga, Tamparan, Lanao del Sur, hereinafter referred to as
the SECOND PARTY MORTGAGEE;

WITNESSETH

That the FIRST PARTY MORTGAGOR is the owner of a parcel of

agricultural land with Original Certificate of Title No: (P-11475)-P-2220
situated at Hagonoy, Davao del Sur, containing an area of 1.6335 hectares,
more or less;

That for and in consideration of the sum of

__________________________________, Philippine Currency, to us in hand paid by
PANGCATAN BARODI SULTAN, receipt of which is hereby acknowledged to my
entire satisfaction, I, MILAGROS T. LEGASPI, by these presents, do hereby
convey by way of MORTGAGE the above described property unto PANGCATAN
BARODI SULTAN, his heirs and assigns and successors in interest, free from
all liens and encumbrances, subject to the following conditions:

1. That this mortgage shall have a period good for _______ or up to

2. That this contract shall continue to be in full force and effect until the
mortgagor can replace the above area or upon payment;

3. That the parties shall comply with the terms and conditions of this
contract in good faith;
