On behalf of my client, Otilio Castro Boquiron, Jr and relative to the REAL ESTATE
MORTGAGE (REM) you have executed dated July 30, 2016 at Iriga City, Camarines
Sur, when you conveyed unto my client, Otilio Castro Boquiron, Jr, a parcel of land
designated as Lot No. 72, bsd-05-004715, situated at Barangay, Sta. Maria, Iriga City,
Camarines Sur, containing an area of Four Thousand Eight Hundred Forty-Three
(4,843) square meters, more or less covered by TCT No. 998, in the name of RAUL S.
LAVAPIE, in the sum of Sixty Thousand Pesos (Php 60,000) , I respectfully would
like to remind you of the Mortgage Agreement you have voluntarily executed, which
you agreed to pay herein mentioned amount within two (2) years period or on or before
July 30, 2018, and further agreed to pay an interest equivalent to eight (8) percent per
month if failure on your part to pay within the specified period. Hence, a total of
