On behalf of my clients, SPOUSES ELEAZAR CANDIDATO, JR

and IMELDA D. CANDIDATO and relative to the REAL ESTATE
MORTGAGE (REM) you have executed dated February 18, 2019
at Masbate City, Masbate, when you conveyed unto my clients a
residential building, at No. 17 Almero St., Barangay Ibingay,
Masbate City with an area of One Hundred Sixty-Two (162)
square meters, covered by Tax Declaration No. 26186, in the
name of MA. RUSSEL CASTILLO, I respectfully would like to remind
you of the Mortgage Agreement you have voluntarily executed,
which you agreed to redeem the condition of the Real Estate
Mortgage in one (1) year period or on or before February 18,
2020, which has already lapsed.

Unless payment with a balance amount of One Million Five

Hundred Thousand Pesos (Php 1,500,000.00) plus Real
Property Tax amounting to Three Thousand Four Hundred
Five and 74/100 (Php 3,405.74) is received in full fifteen (15)
days upon receipt of this letter, we will have no alternative but to
exercise whatever rights and remedies we have under the law to
enforce such payment, including but not limited to institution of
legal proceedings against you to recover herein mentioned
amount or to commence an extrajudicial foreclosure of the said
property in accordance with Act No. 3135, together with the legal
expenses.
