SUBURBAN COMMERCIAL CENTRE

Theme
A suburb is a mixed-use or residential area, existing either as part of a city or urban area or as a separate
residential community within commuting distance of a city. Chennai with a population of 7.2 crores has expanded
rapidly with increased sub urban sprawl. Northern Chennai has grown due to IT boom.
The concept of having residential and shopping close to workplace has reduced commutation thereby hassle
free in a typical traffic congested city like Chennai. Estancia housing community and Mahindra world city were few
developments with integrated facilities from residential, commercial, recreation activities along with office spaces.
In urban context shopping has become a lifestyle. From the point of view of the shopper, shopping may be a
chore, a social pleasure, a relaxation, or a stimulus. For many people shopping is a leisure pursuit. The shopper wants
ease of accessibility, flow, economy and convenience. In any shopping area there must be not only a feeling of bustle,
excitement, sparkle, competition and variety, but also a sense of familiarity and of confidence in where to go and what
to look for.
Recreation often gets along well with shopping. Cinemas in Multiplex supported with food courts, play areas
are interrelated with shopping activities. Health club with Swimming pool, Gymnasium, SPA are necessary for the well
being of the community. This Thematic development is intended to combine work place (Rental offices) with
Commercial (retail spaces) and Recreation aspects in to one roof.

SITE LOCATION
SITE
The Site is located on NH45 in Maraimalai nagar area of Chennai.

The proposed development at site should meet the statutory compliances of special rules for High Rise buildings as in
Tamil Nadu Combined Development and Building Rules, 2019
